The flashiest neighborhood is almost never the right one.
People start their Honolulu search chasing status: the view, the zip code, the walk to the sand. Then they move in and the view doesn't shorten the commute, the prestigious address still came with a 1978 kitchen, and the beach 25 minutes away might as well be on Kauai when school pickup is at 2:45.
The people who actually love where they live here picked fit over flash. Sometimes that means Kahala. Just as often it means Aina Haina, Kaimuki, or a quiet street in Hawaii Kai that never made their original list.

Another successful closing in the books! 🎉

This buyer found me through YouTube and reached out because he needed to secure a home before starting a new job. The timeline was tight, and the escrow process was anything but smooth.

Despite several hurdles, we negotiated $25,000 in seller credits, stayed on top of every detail, and pushed hard to ensure the seller completed their requirements so we could close on time. Today, we officially got it done, just in time for his first day of work on Monday.

Even better, the appraisal came in with the home valued approximately $120,000 above the contract price of $675,000, creating substantial equity from day one.

This is a great reminder that real estate isn't just about finding a home. It's about having the right strategy, negotiating aggressively, and navigating challenges all the way through closing.

Diamond Head is the postcard image of Honolulu. Naturally, a lot of people moving here say, “I want to live there.”

But here’s the reality no one talks about 👇

Diamond Head is also one of the least practical and most overpriced neighborhoods on Oʻahu. Median home prices are pushing nearly $4M, and many properties are still older single-wall construction selling for $1,200+ per square foot.

And if you’re someone who surfs or spends time around Black Point or Diamond Head Cliffs… your cell reception is pretty much non existent in that area.

Paradise? Yes.
Convenient? Not always.

Everyone’s waiting for rates to drop… but what if home prices go UP while you wait? 👀

You can refinance your rate later.
You can’t refinance the price you paid.

When rates eventually come down, competition usually goes up too. More buyers enter the market, bidding wars come back, and prices often rise.

Right now, buyers may actually have:

Most people think property taxes on Oʻahu are basically the same across the board.

They’re not.

Two parcels with the SAME value can be taxed very differently depending on the tax class.

🏠 Basic Residential: 0.35%
🏡 Residential A: 0.40%
🌱 Agricultural: 0.57%
đźšś Vacant Agricultural: 0.85%

That means vacant ag land can be taxed MORE THAN DOUBLE a standard residential lot.

If your family has owned agricultural land for years, or you’re holding vacant land on Oahu, this is something you need to understand because the tax difference can be huge.

A lot of people talk about protecting local families and preserving agricultural land… but these tax classes tell a different story.

Check your property tax class. You might be surprised where you fall.
