Want to build home equity faster? 🏡💰

Growing your equity doesn't always mean making major financial changes. Sometimes it's the small, consistent habits that can make the biggest difference over time.

Here are three simple strategies to consider:

✔ Make bi-weekly mortgage payments (if available through your loan servicer).
✔ Apply extra payments directly toward your principal balance.
✔ Invest in home improvements that may add long-term value.

Every homeowner's situation is different, but small steps today may help you build equity over time.

It's easy to fall in love with a beautifully staged home, but remember, you're buying the home, not the furniture.

When you're touring homes, try looking beyond the cosmetic details and focus on the features that will matter long after move-in day.

In today's lesson, we covered:

• Looking past fresh paint and staging.
• Evaluating whether the layout fits your lifestyle.
• Checking for enough storage.
• Paying attention to the neighborhood.
• Considering future resale value.

A home may look perfect today, but the best choice is one that fits your life now and still has long-term value.

Your interest rate is locked. 🔒
Your loan terms didn’t change.

So why did your monthly housing payment go up?

This is something a lot of homeowners experience, especially after an annual escrow review, and it often causes confusion.

Here’s the simple breakdown:

Your monthly payment isn’t just one number, it’s made up of four parts: principal, interest, property taxes, and homeowners insurance (often called PITI).

On a fixed-rate loan, your principal and interest stay the same over time. But property taxes and insurance are different. They can change based on things like county reassessments, insurance market updates, and coverage adjustments.

When those costs increase, your escrow account adjusts to make sure there’s enough set aside to cover them. That’s what can cause a change in your monthly payment.

A few helpful things to know:
• Property taxes may change over time
• Home insurance rates can be updated annually
• Escrow accounts are reviewed regularly to stay balanced

If you ever receive an escrow analysis statement, it’s simply showing how those costs have changed and how your monthly payment is adjusted to match.

Save this for the next escrow review

Buying a home is a team effort.

While you'll be making the big decisions, you don't have to navigate the process by yourself.

Throughout your home buying journey, you'll work with professionals who each play an important role in helping you move from pre-approval to closing day.

In today's lesson, we covered:

• How your loan officer helps you understand your financing options.
• How your real estate agent guides your home search and negotiations.
• Why a home inspector provides valuable insight into a property's condition.
• How your title and escrow team helps bring everything together for closing.

Knowing who does what can make the entire process feel a lot less overwhelming.

Think you need a huge savings account before you can buy a home? Not necessarily.

Many buyers are surprised to learn that there are several costs to plan for, and not all of them are as intimidating as they expected.

Today's lesson breaks down a few of the most common upfront expenses you'll hear about during the home buying process:

• Down payment
• Closing costs
• Earnest money
• Emergency reserves

Most parents want to leave something behind for their children. But what if one of the greatest gifts isn't how much you leave... It's when you give it.

Think about it. When do your children need financial help the most?

When they're buying their first home?
Starting a family?
Building their careers?
Or decades later?

Helping the next generation become homeowners earlier in life may create opportunities that continue growing for years through equity, appreciation, and long-term financial stability.

Every family's situation is different, and gifting strategies should always be discussed with qualified financial and tax professionals.

But one question is worth asking:
Could helping sooner have a bigger impact than waiting?

Save this for your next family conversation.

If you're thinking about buying a home, you've probably heard the phrase "Get pre-approved."

But what does that actually mean?

A pre-approval is designed to give you a better understanding of what you may qualify for based on your financial information. It's a helpful way to begin your home buying journey with more clarity and confidence.

Just remember: your pre-approval amount isn't necessarily your budget.

The right home is one that fits your financial goals, your monthly expenses, and the lifestyle you want to maintain.

In today's lesson, we covered:

• What a pre-approval is.
• Why it's helpful before you start touring homes.
• Documents you may need to get started.
• Common misconceptions about the process.

Every home buying journey is different, but understanding the basics can help you make informed decisions along the way.

Should you rent...or is it time to buy? 🏡

One of the biggest misconceptions is that buying is always better than renting.

The truth? It depends on your goals, finances, and where you are in life.

Renting may make sense if:
✔ You need flexibility.
✔ You're building your savings.
✔ You're improving your credit.
✔ You're not sure where life will take you next.

Buying may make sense if:
✔ You're planning to stay in one place for several years.
✔ Homeownership fits comfortably within your budget.
✔ You're ready for the responsibilities that come with owning a home.

The best decision isn't about what everyone else is doing, it's about choosing what supports your long-term goals.
