Oahu's housing market isn't slowing down...it's splitting into two different stories.

🏠 Single-family homes are selling faster, with sales up 8.5% and median days on market dropping to just 13 days.

🏙️ Condos are taking longer to sell, with sales down 9.4%, giving buyers more room to negotiate and more options to choose from.

Meanwhile, prices remained surprisingly steady in both markets:

• Single-family median price: $1.166M
• Condo median price: $520K

The headline?

Demand is still there. Buyers are just being more selective.

For sellers, pricing and presentation matter more than ever.

For buyers, opportunities still exist - especially in the condo market and under the $500K price range, where more than 1,100 listings are currently available.

A shifting market doesn't mean a bad market. It means strategy matters.

📊 Oahu’s west and central markets saw notable shifts in April.

🏙 Mililani condo sales surged 50% year over year, while median prices adjusted slightly to $499K. Units also moved faster, with condos spending fewer days on market compared to last April.

🏡 In Makakilo, single-family home sales more than doubled year over year, with pending sales also on the rise, a sign that buyer activity remains strong despite shifting pricing trends.

Inventory in both markets remains relatively limited, keeping these communities firmly on buyers’ and investors’ radar.
