July O’ahu real estate market report:
O'ahu Single-Family Home Sales Jump 20.5% as Median Price Rises
Sales above $1.3 million nearly doubled year-over-year, while one in three homes sold still closed under $1 million
More than 1,200 O'ahu properties priced at $500,000 and below have sold during the first seven months of 2026, with buyers closing on 211 properties in that price range in July to bring the year-to-date total to 1,214 sales. At month's end, 1,237 active listings remained available in that price range. Through the first seven months of the year, 34% of all single-family home sales closed below $1 million, while 47% of condo sales closed below $500,000.

Highlights from our July Monthly Statistics Report:
Single-family home sales rose 20.5% year-over-year in July and remained up 6.5% year-to-date, while condo sales grew 6.9% year-over-year in July, despite year-to-date condo sales still trailing 2025’s pace by 0.8%.
The single-family home median sales price rose 13.9% year-over-year to $1,224,500, driven in part by a 76.9% increase in sales between $1,300,000 and $1,999,999 (from 52 to 92 transactions) and an 83.3% jump in sales at $2,000,000 and above (from 24 to 44 transactions). The condo median sales price rose 3% to $504,500.
Buyer demand remained strong for single-family homes, with a median of just 14 days on market compared to 20 days a year ago, while condo median days on market fell to 38 days from 50.
The share of single-family homes selling above asking price rose from 26% to 33%, with sellers receiving a median of 100% of their original asking price. Condo sellers received a median of 96.6% of the asking price, with 11% of sales closing above asking, up from 8% a year ago.
The average 30-year fixed mortgage rate remained below last year’s level but rose nearly a quarter point over the month, averaging 6.66% as of July 30 (Freddie Mac PMMS).

More Than 1,000 O'ahu Properties Sold at $500,000 and Below During First Half of 2026
More than 1,000 O'ahu properties priced at $500,000 and below sold during the first half of 2026, with buyers closing on 180 properties in June to bring the year-to-date total to 1,003 sales. At month’s end, 1,224 active listings remained available in that price range. Through the first six months of the year, 35% of all single-family home sales closed below $1 million, while 47% of condo sales closed below $500,000.

Highlights from our June Monthly Statistics Report:
Single-family home sales increased 3.9% through the first half of 2026, while June condo sales grew by 10.9% year-over-year despite overall year-to-date condo sales remaining 2.3% below last year’s pace.
Year-to-date median sales prices continued to rise modestly, increasing 2.6% for single-family homes and 1.5% to $515,000 for condos. A 39.7% increase in sales of homes priced between $1,300,000 and $1,999,999 contributed to June's higher single-family home median sales price.
Buyer demand remained strong for single-family homes, with a median of just 13 days on market compared to 24 days a year ago, while condo median days on market held steady at 40 days.
The share of single-family homes selling above asking price increased from 27% to 33%, while sellers received a median of 100% of their original asking price in June.
"Even with fewer single-family home sales in June, several indicators pointed to persistent demand. Single-family homes continued to move quickly, sellers received a median full asking price and a larger share of homes sold above the original asking price than a year ago, suggesting a small uptick in buyer competition," said Aaron Tangonan, president of the Honolulu Board of REALTORS®.

Honolulu Real Estate April Statistics:

O'ahu Home Prices Ease as Sales Volume Declines
April saw a modest decline in sales activity across O'ahu's housing market, with single-family home sales down 4.6% year-over-year to 230 transactions and condo sales dropping 4.3% to 378. Median sales prices in both markets also recorded slight decreases, with single-family homes down 1.7% and the condo median price dipping 1.0% to $500,0000.

Highlights from our April Monthly Statistics Report:
Properties priced at $500,000 and below accounted for 193 sales in April and 666 year-to-date, with 1,168 active listings in that price range.
Sales activity increased across select price ranges, with single-family home sales in the $900,000 to $1,099,999 range up 37.8% year over year. Condo sales rose in both the $400,000 to $499,999 and $1,000,000 to $1,999,999 ranges, up 26.9% and 50.0%, respectively.
Properties moved at a quicker pace compared to last year, with single-family homes spending a median of 24 days on market, down from 29 days, while condos decreased from 43 to 38 days.
Pending sales indicated continued buyer engagement, with single-family home contract signings up 1.5% year-over-year and condo pending sales increasing 8.0%.
"Broader economic factors, including mortgage rates, condo insurance, and overall affordability, are influencing how buyers approach the market. Increased contract signings in both markets are encouraging and indicate buyers remain engaged and continue to move forward with the right opportunities presented," said Aaron Tangonan, president of the Honolulu Board of REALTORS®.
