When it comes to knocking on doors, your approach matters more than most people think.

Before you ever walk up, you should already know what you want to say. Rehearse it in the car. Get yourself mentally ready. Then when the moment comes, it is go time.

A strong door approach usually covers 4 things:
who you are, what you’re doing there, what you can offer, and the pull back.

The pull back is important because it helps disarm people.
Something simple like:
“You don’t have to work with me…”

That lowers their guard and makes the conversation feel less threatening.

A good example could sound like this:
“Hey, I’m Kevin. Sorry to bother you, I’m not selling puppies or vacuums or anything like that. I’m just helping a few people in this ZIP code. I saw your name on a list I pulled, and I’m a real estate investor. I just wanted to see if you needed any help with your mortgage.”

The goal is not to sound pushy.
The goal is to sound clear, calm, and confident.

Because when you deliver your message with confidence, people are more likely to see you as someone who knows what they’re doing.

Driving for dollars is one of the simplest ways to start finding distressed properties.

You do not need a big budget to begin. You just need time, attention, and a plan.

Pick a neighborhood, drive through it, and start building a list of properties that show signs of distress.

Things to look for:
✔️Overgrown grass
✔️No cars in the driveway
✔️Boarded windows
✔️Visible neglect
✔️Homes where it seems like no one is really around

The goal is to gather as many potential properties as you can within the time you set for yourself.
It is free to do, but it does take consistency and effort.
Sometimes the best opportunities are sitting in plain sight. You just have to go find them.

Before this, we honestly were not very bold when it came to using money strategically.

Working with Pacifico changed that.

He helped us see that lines of credit are not just something to have sitting there. When used the right way, they can become a tool to create leverage, increase cash flow, and open up opportunities using OPM: other people’s money.

What really stood out to us is how simple it became once we actually understood how it worked and applied it in real life.

We made our first transaction, and it opened our eyes.

The biggest lesson?
Knowledge alone is not enough.

You can sit in a room, take notes, and learn strategies all day, but until you actually apply it, the fear stays there.

Once you take action, that fear starts to shrink.
