“It’s a newer home. Do I really need a sewer scope?”

Yes. And here’s why that question costs people the most money.

A sewer scope is the only way to see the one part of your plumbing nobody can inspect from inside the house — the lateral line running from your home to the city main or your cesspool/septic. It’s buried, it’s out of sight, and on O’ahu it’s almost always the homeowner’s responsibility to repair.

New construction isn’t exempt. We find concrete slurry, grout, drywall mud, and construction debris left behind in brand-new lines by subs who rinsed their tools in the wrong place. We also find bellies and sags from improper bedding — the pipe was fine on day one and started holding water by year three.

Renovations aren’t exempt either. A beautiful kitchen or bath remodel almost never includes a scope of the main lateral. New fixtures get tied into an old, undersized, or already-compromised line, and the added flow is what finally exposes the problem.

And this is Hawai’i. Older Kaimukī, Mānoa, Kailua, and Pālolo homes still have original cast iron or Orangeburg pipes. Monkeypod, banyan, and mango roots chase moisture straight into pipe joints. High water tables and shifting soils do the rest. If you’re dealing with a cesspool conversion under Act 125, the condition of that lateral matters even more.

A sewer scope is a few hundred dollars. A lateral replacement can set you back thousands once you factor in trenching, permits, and restoring the driveway or landscaping on top of it.

Buying? Scope it before your contingency period ends. Selling? Scope it before a buyer’s inspector finds it for you and reopens negotiations.

The Inspection That Happens Underground

A standard home inspection tells you a lot. But there’s one part of the house nobody can see from the surface — the sewer lateral running from your home to the city main. That’s where a sewer scope comes in.

Why it matters:

The lateral line is the homeowner’s responsibility, not the county’s. If it fails, the repair bill lands on you — and depending on depth, length, and what’s above it (driveway, mature landscaping, a slab), that can run into the thousands or tens of thousands.

A camera inspection pushes a small video scope through the line so we can see exactly what condition it’s in before you close.

What we commonly find on O’ahu:
- Root intrusion— our year-round growing season means aggressive root systems finding every joint and crack
- Corroded or deteriorating cast iron in homes built before the 1970s
- Bellies and sags where the line has settled and collects standing waste
- Offset joints from ground movement over decades
- Old Orangeburg pipe that has begun to collapse under its own weight

Here’s the part that catches people:a line can be badly compromised and still drain fine on inspection day. Slow drains and backups usually show up long after the failure started. The absence of symptoms is not evidence of a healthy line.

For a few hundred dollars, you either get real confidence in the system or a documented issue you can bring to the negotiating table. Either outcome is worth knowing before you sign.

Aluminum Wiring: A Hidden Hazard in Older O’ahu Homes

If your home was built between the mid-1960s and late 1970s, there’s a real chance it has single-strand aluminum branch circuit wiring and it’s one of the things we look closely for during every inspection.

Why it matters:

Aluminum expands and contracts more than copper as it heats and cools. Over decades of use, that movement loosens connections at outlets, switches, and panels. Loose connections mean resistance. Resistance means heat. And heat at a connection point is how electrical fires start.

Aluminum also oxidizes. That surface layer doesn’t conduct well, so the connection degrades further over time often behind a wall or inside a junction box where no one sees it.

Warning signs homeowners sometimes notice:
- Outlets or switch plates that feel warm
- Flickering lights with no clear cause
- A faint burning smell near a receptacle
- Breakers that trip without an obvious reason

But plenty of failing connections give no warning at all. That’s the danger.

The good news: aluminum wiring doesn’t automatically mean a home is unsafe or unsellable. It means the connections need to be evaluated and, in many cases, properly remediated by a licensed electrician using approved methods — COPALUM crimps or AlumiConn connectors. What it should never mean is a surprise discovered after closing.
