Still riding the high that was Friday🏡🤭

On Friday, I got the opportunity to see firsthand just how much homeownership can mean to a family. What a blessing it is to have not only a home but a yard big enough to hold all of the littles running around🥲 To watch as parents eyes start to light up at the sight of their kids happiness and just know that that was their why. To see the relief that this accomplishment brings… makes me so emotional because THEY DID IT!!!!!

Every one of my clients has a different story that brings them to the closing table. Theirs was one that lingered on my mind a bit longer, made me appreciate the kind of people they are, and feel so much pride that they chose ME to help make this possible for them🥹 I am so beyond proud of them- their willingness to step up is nothing short of amazing and I have no doubt that they will fill that home with so much love, laughs, and unforgettable memories❤️

After I posted about my listing that has an assumable loan option, I had a few of you reach out asking how it actually works. Let’s break it down!

HOW IT WORKS:
1️⃣ The buyer applies through the sellers current lender for approval
2️⃣ If approved, the buyer takes over the remaining loan balance, interest rate, and loan terms
3️⃣ The buyer then pays the seller the difference between the sale price and the loan balance (AKA the equity gap)
- If the buyer doesn’t have the difference in cash, they can take a secondary loan to cover that gap.
That means two payments (one for the assumable and one for the secondary) that can potentially be less than getting one loan at today’s rate.

The truth is… this business isn’t all closings and pretty houses. It’s inconsistent, unpredictable, and sometimes a little scary - especially when months go by without a paycheck.

Before my most recent closing, I hadn’t closed a deal since mid-June. I took about two months off (which I’m so grateful this job allows) to plan my wedding, enjoy my honeymoon, and remodel the home my husband and I bought in May.

But when I came back, things were… SLOW. I had fallen out of my routines, systems, and daily habits. That’s when it hit me how much this business depends on consistency and momentum.

Even though the slow seasons can be hard, they’re also what build me up. They push me to be smarter with my money, more creative with my marketing, and intentional with my time. Trusting that the work I’m doing now will pay off later.
