Before we bought our house, we assumed we were years away from being able to buy. One day, a good friend encouraged us to just talk to a lender to see what was possible. "The worst they can say is 'not yet'", she said. So we did -- we talked to someone, and we were super surprised to learn that we were already in a position to start looking! Coupling a pre-approval with some well-negotiated contract terms that worked in our favor, we were in our house a few months after that initial nudge and paying our own mortgage instead of rent towards someone else's.

If you don't know where you stand, I have a couple of trusted lenders that can help you answer that question (message me for contact info). It can feel scary to put yourself out there, but not knowing will get you nowhere, and you could be missing out on taking an exciting step forward!
