The house can look great while the biggest questions are out in the yard.

Swipe for the 5 checks we want early on: water test results, septic age, service history, system placement, and whether the lot still works for future plans. In New Hampshire, we would rather sort this out before you are attached than after you love the kitchen.

If you want a second set of eyes before you make an offer, we are glad to help.

The best time to find a problem is before your buyer does.

• Roof wear and signs of past leaking
• Drainage issues around gutters, yard slope, and basement moisture
• Heating, cooling, electrical, and plumbing concerns
• Windows, doors, and wood trim with rot or failed seals
• Safety items like loose railings, protected outlets near water, and smoke and carbon monoxide detectors

We use pre-listing prep to separate repair priorities from cosmetic updates. If you're planning a move, we're happy to help you decide what to handle first.

That condo fee only tells part of the story.

Before you buy, check how much money the association has saved, whether a special assessment is coming, the rental and pet rules, how many units are owner occupied, and whether your loan type works in that community. Those details can change your monthly cost, financing options, and future flexibility. In New Hampshire, we would rather review the documents early than find surprises under contract.

If you want a second set of eyes on condo documents, we are happy to help.

Commercial rent is only part of the decision.

Before you sign, review CAM charges and other shared costs, who pays for the build-out, renewal options, the use clause, and any personal guarantee. Put those five items in writing and mark what is fixed, negotiable, and still unclear. In New Hampshire, small wording changes can affect both cost and flexibility.

If you're weighing a space, I'm happy to help you think it through.

A house can win you over fast and still be a very different house in January.

Before you buy, ask about system age and service, fuel setup, recent heating costs, zones, backup heat, and any venting or oil-tank history. Those answers can shape comfort, near-term budgeting, insurance questions, and negotiation. Heating records help, but usage and weather always vary.

We encourage buyers to weigh both the home and what it costs to run. Let’s Connect.

A small multifamily can look profitable until the second layer of questions starts.

We look past the asking price and past the market-rent story. Check actual rents, who pays utilities, what kind of heat the building uses, what work is being deferred, and whether the layout matches town records and legal exit rules. In New Hampshire, older 2 to 4 units usually make sense only after those five answers line up.

If you want a second set of eyes on one, we are happy to help you pressure test it.

A small issue in September can become a costly winter disruption.

Swipe for five fall checks, then walk the property and schedule needed service. Heating, pipes, drainage, lighting, and snow-removal plans all deserve a look.
I bring an owner's perspective to New Hampshire income property: daily operations and long-term value belong in the same conversation.

Does the deal still work once the easy assumptions are gone?

Before you offer, verify what is actually coming in, sort out who pays which utilities, budget for work that has been put off, confirm the current use fits local zoning, and run the numbers with empty units and repairs built in. In New Hampshire, older buildings and town-by-town rules can change the answer fast.

If you want a second set of eyes on a deal, we can walk through the numbers with you.

Not sure which is riskier: selling too soon or buying too soon?

The best order is the one your cash flow can survive. If your equity is needed for the next down payment, selling first is usually safer. If inventory is tight and you can afford both homes for a while, buying first may be worth it. Price the overlap before you decide: mortgage, taxes, insurance, utilities, storage, and any bridge loan.

In New Hampshire, we look at cash flow, inventory, and the backup plan before we look at the calendar.

If you're weighing both paths, we can help you compare them.
