It was such an honor to help this sweet family purchase their first home! This 4 bed, 2 bath home in the $300s had only been on the market for ONE day, and we jumped on it quickly because opportunities like this don’t last long.

Affordable homes like this are still out there — but waiting around for the “perfect time” can sometimes mean missing out altogether. It takes action, strategy, and the willingness to go after your goals.

When selling a home most of the work happens before you list. Rushing a home to market is never a good idea.

I listed this home on behalf of my clients two weeks before Christmas and received an offer on December 29. I’d just gotten them under contract on their next home so timing and strategy were critical.

Every listing is different. Here’s what I did to get this one sold:

• Detailed Market analysis to determine the homes value.
• The right updates and prep for the best ROI (my clients took my punch list and nailed this!). A little sweat equity goes a long way!
• Professional cleaning (part of my listing package).
• Staging with existing furniture. I had them remove a lot of furniture@to showcase the home and allow potential buyers to imagine themselves there! My goal is always to make the home look as good or better than the comparable ACTIVE listings (there’s a pro tip for ya!) .
• Strategic pricing- a list price that aligns with the comps and my clients’ timing. There’s so much to this. Nailing the right list price is an art!
• Professional photos and an engaging marketing video. You can see the video in my feed (I’m the one with the elf hat).
• Three open houses, email marketing, social media exposure, 8 private tours. And boom. A solid offer.
• We closed the week before their first payment was due on the next home. 💥

When selling a home most of the work happens before you list. Rushing a home to market before it’s ready is never a good idea.

We listed this home two weeks before Christmas and received an offer on December 29th. Timing mattered because I’d just gotten my clients under contract on their next home.

Every listing is different. Here’s what I did with this one.

• Deep market analysis to determine value
• The right updates for the best ROI. My clients took my punch list and crushed it! Under 1K in replacing a section of carpet, and some sweat equity patching and painting- and the house was ready!
• Accessorizing and Professional cleaning (part of my listing package).
• Staging with their existing furniture- We removed a lot of existing furniture and kept the essentials. No extra cost and a big impact! Pro tip: My goal is always to make the home look as good or better than the comparable ACTIVE listings.
• Strategic pricing- we worked together and came up with a list price that aligned with the comps and also the active listings. This is where expertise matters. Nailing the right list price is an art!
• Professional photos and an engaging marketing video. You can see the video on my feed. It was the middle of the holidays so I leaned into that. (I’m the one with the elf hat).
• Three open houses, 6-8 private tours, email and social media exposure and boom 💥 a solid offer right after Christmas.

The holidays usually bring fewer showings but more serious buyers. I’m so happy this home found its match. The best part? We closed one week before my clients first payment on their new home! 🏠 💥

First Closing of 2026 and I can’t think of a better one than first time home buyers! My favorite to work with!
It’s such a privilege to be trusted by young adults starting to build wealth through real estate!

When you follow the market for months the good deals will stand out!

I am so happy for this little family! We met back in April for a consultation and onboarding. I set up a listing alert for them and the email drips began. They watched listings come and go and saved money in the meantime. Then, 8 months later the right property popped up and it “checked all the boxes” (their words) At $160 a square foot in Davis county- was it too good to be true?

They contacted me right away for a showing and a few hours later we were touring the property- and so were a bunch of other people !!!!

Their lender was on top of things with the pre qualification and I got to work on the offer. Drafting a winning offer takes knowledge, people skills, speed and an agent/lender team who will answer the phone on a weekend in December! (Hi there👋)

More importantly- it takes clients who will ACT without hesitation when they see an opportunity!

Long story short, our offer was accepted among multiples!

This house was owned by the previous owner for 40 years and now they get to make it their own and start making memories all over again! That always gets me! 🥲

What a way to wrap up 2025! They said “I do” this year and picked up the keys to their brand-new construction home today. Locked in their loan under 5%, and now starting a whole new chapter—waking up every day to the perfect view.

I’ve been friends with her for over 20 years, so getting to be part of this moment—on top of her beautiful wedding this past June—made it even more special. So incredibly happy for you both. What a wonderful way to begin your life together. ❤️

UNDER CONTRACT and I could not be happier for my clients! Woot woot! 😀

This is such a great example of why spec homes are where it’s at right now if new construction is what you want.

In this case, the builder bought the rate down to 4.8% (👈🏻that is not a typo!) and I negotiated $10,000 in closing costs for my clients on top of that!

This home is in a beautiful new community in Taylor with mountain views, and a future park is being built directly behind their house. My clients are getting in early which means lower pricing and equity growth as the neighborhood develops. They’ll be closing before the end of the year and will start 2026 in their new home!
