eXp Realty | Yes, that pizza is bigger than my head, which is roughly how it feels for an empty nester to clear out the clutter. I know, because when I finally sold the baby grand nobody had played in years, that spot became my favorite corner of the house to relax and work.
And I knew I was onto something.
My new rule: for every two things I get rid of, I can bring in a new one. Or none.
And that is how you eat an elephant--or a pizza--bite by bite.

Forest Park, South Avondale, Highland Park, and Redmont Park make up The Redmont Park Community, one of 23 across the city’s 99 neighborhoods.

These communities are walkable and filled with local restaurants and shops, parks, and music venues. And they are a 5 minute drive to downtown.

exp Realty | Dan had already moved on. New town. New life. But back in Morris, AL, his old house sat empty.

Mortgage still due every month. No buyers in sight.

He had tried. For almost a year, the home was listed with another agent. It barely got a look. There was deferred maintenance. A roof that needed replacing. Paint and flooring that had seen better days. And Dan didn’t have the budget to fix any of it.

So it sat. Costing him money. Costing him peace.

When he came to me, I could see why it had been hard to sell. But I could also see something the previous agent missed.

Dan had a VA loan on the home. And that loan was assumable.

His interest rate was 3.375%.

In a market where buyers were watching rates climb, that number was a lifeline. The right buyer could take over the loan and lock in a rate that most people could only dream about right now.

Turns out enough, people mix up Slovakia and Slovenia that their respective embassies have to do frequent mail swaps. Slovakia small but has big personality, Alpine mountains, spa towns, castles, and the lovely capital city of Bratislava on the Danube.

Susan moved from Birmingham to Indiana to be near her daughter's family. But then they moved to a different state. So she set her sights on Birmingham once again, where her son, sister, and friends lived. Problem: pricces had jumped and her budget no longer workded where she wanted to be. So we looked a little further out. Leeds ended up being the answer. Great value. Close to downtown Birmingham and Hoover. And a town that she now loves. Sometimes your next best place is just outside where you thought to look. DM me if you are in a similar spot.

eXp Realty | Susan moved to Indiana to be near her daughter's family. Then they moved to another state. So decided to move back to Birmingham, where her friends, sister, and son live. Problem was that prices had jumped, and her budget no longer worked in her old neighborhood, so we looked a little further out. Leeds ended up being the answer: great value, close to the city, and a charming little town that she now loves.

Sometimes the right home is just outside where you thought to look.
