But as any good title search will tell you, you have to have the rights to something before you can deed it to someone else. You can sign a quit claim deed, but that doesn't mean you actually had title to the property. I wonder who deeded the moon to the Prussian King?

A long time ago I had a buyer who turned up to closing (it was a small $10K purchase) with a suitcase of $1, $5, $10 and $20 bills. The attorney sent him to the bank to get it counted. Three hours later we were able to close!
