If you are renting somewhere in Shelby County right now and you have been told the math does not work for you yet — look at this one before you believe that.

I am standing in a house in Helena this Sunday from 1 to 3, and I would rather it be full than quiet.

2127 Highway 93. 6,274 square feet on 3.49 acres. Three levels, a private theatre, a wet bar with a w**e wall, and a pool out back with nothing behind it but trees.

Here is the honest part. It listed at $1,150,000 and it sat. On August 31 the sellers moved it to $999,000 and three buyers walked it in the next eight days. That is not a gimmick — that is a market telling you exactly where the number was.

You do not have to be a buyer to come look. Half the people who walk an open house are neighbors, and neighbors are the ones who know who is moving to Helena next.

"Don't stop when you're tired. Stop when you're done." — David Goggins

I think about that line every time a seller asks me whether we should pull the listing off the market.

On the Gulf right now, a house waits about 78 days for its buyer. That is the normal, healthy, nothing-is-wrong number. But almost nobody plans for 78 days. People brace for two weekends, and when the third one goes quiet they start reading it as failure.

Tired is week six with no offer and a house you have to keep clean.

Done is when the right buyer has actually seen it.

Those are not the same day, and confusing the two is the single most expensive mistake I watch sellers make. The market did not reject you at day 40. The market had not finished looking.

Sometimes the honest answer is that the price is wrong and we fix it. But that is a decision you make from the data, not from exhaustion.

Two hundred twenty-six houses for sale in 35244. Two hundred of them already have a contract on them.

Drive five hours south to Panama City Beach and 32413 has two hundred seventy-five for sale, with forty-six under contract.

Same week. Same money in your pocket. Nobody's mortgage rate changed on the drive down.

Here is what actually changed: how many people are standing next to you. In Hoover you are the twelfth person through the door and you are writing over asking just to have a chance. On the Gulf you are the only showing that Tuesday, and you are the one asking about closing costs and what the seller will fix.

That is most of the game, and almost nobody measures it. Everybody asks what rates are doing. Very few ask how many homes in this zip code already have a contract on them.

I work both of these markets on purpose, because the answer changes depending on which side of that gap you are standing on. If you are buying, it tells you where your money has room. If you are selling, it tells you whether you are pricing into a line of people or into an empty room.

47 of every 100 single-family homes for sale in Florida have already cut the price.

I sell in Birmingham and I sell the Gulf Coast, so when Parcl Labs put out the price-cut map by state this week I went straight to the two states I work. Here is what it says.

Nationally, 43.2% of single-family listings have taken a price cut. About 1.2 million homes are on the market.

Alabama is 43.5%. Right on the national line. Birmingham never overshot on the way up, so it does not have much to give back on the way down.

Florida is 46.9%. Top ten in the country. Four years of coastal pricing got ahead of the buyer, and the market is correcting it one listing at a time.

For scale: Colorado, Oregon and Texas are cutting on roughly half of everything listed. Rhode Island, Connecticut and New Jersey are cutting on fewer than a third. The states that built the most since 2020 are the states cutting the most now. The Northeast barely built, so it barely has to correct.

What I would do with that.

If you are selling in Hoover, Helena, Alabaster or anywhere in Shelby County: four in ten of the houses you are competing against have already lowered their price once, and buyers can see that history on every listing. Pricing right on day one skips the sixty days that produce a cut.

If you are buying on the Gulf Coast, from Panama City Beach to 30A: nearly half the single-family listings have already moved on price. That is the most room this coast has handed a buyer in several years. Ask for things. Price, closing costs, the repair list.

I got handed two numbers this week that are both true at the same time, and they are three hours apart on I-65.

Hoover, 35226: 2.5 months of inventory.
Panama City Beach, 32413: 7.2 months.

Same country. Same interest rate. Same week. And they are not the same negotiation — they are barely the same sport. Under about four months, the seller still runs the table. Past six, the buyer does.

So when somebody asks me "how's the market," the honest answer is another question: which one? Because if you're selling in Hoover you should be pricing with confidence, and if you're buying on the coast right now you have room to ask for things you couldn't have asked for two years ago.

The people who get hurt are the ones carrying a headline from one market into a decision in the other. Not because they're careless — because nobody ever told them the number was local.

You don't need to be an expert. You need one number for the zip code you're actually standing in.

One hundred seventy days. That is how long this gulf-front condo has been on the market, and I am not going to dress that number up.

23223 Front Beach Road, unit B3-407, Panama City Beach. $364,000. Listed in March, still here in September.

Here is the honest read. The Panama City Beach condo market has more inventory on it right now than it has had in years, and a unit that came out in March walked into the teeth of that. Nothing is wrong with the building and nothing is wrong with the unit. It got in line behind a lot of other doors.

What that means for a buyer in September is the thing nobody says out loud: you are not bidding against anybody. You get to ask what the rental history actually looks like, what the assessments have been, what the HOA covers and what it does not. You get to take a week to think. In 2022 on this stretch of sand you got about forty minutes.

I have been selling on this coast long enough to tell you that the buyers who do well down here are almost never the ones who moved fastest. They are the ones who bought in a quiet month and ran the numbers all the way to the bottom line before they signed.

Know somebody who has been circling Panama City Beach for a couple of years and keeps saying next season? This is what a quiet month looks like. Send it to them.

Pursue what is meaningful, not what is expedient.

Jordan Peterson wrote that, and I thought about it this morning looking at a rate sheet.

The expedient thing is to read one headline about interest rates and decide from it whether this is a good time to buy a house. It takes four seconds and it feels like being informed.

The meaningful thing takes about ten more minutes. You pull the months of inventory in the zip code you are actually shopping. You pull how long homes there are taking to sell. And then you know something the headline could never tell you: whether the seller has the leverage in that conversation, or you do.

I ran those numbers this morning for five places inside an hour of my desk. The tightest one and the loosest one are two and a half months of supply apart, at the exact same interest rate. Same money, completely different negotiation.

That is the whole job, honestly. Anybody can repeat a rate. Knowing which market you are standing in is the part that shows up in the price you pay.

Expedient is fast and it feels like progress. Meaningful is slower and it is the part that actually moves money. After enough years of this I would rather hand somebody the second one, even when the first one would have been an easier answer.
