Almost everyone that I talk with loves using ChatGPT, Claude, or other forms of AI. I was listening to the news just now and it said that data centers will be a hot button issue in the coming election. Most people are opposed to them. The irony wasn’t lost on me, so I asked ChatGPT if it could draw up a cartoon for me. It could, and it did.

Return on Equity

Have you owned a rental property for 15 years or more?

Depending on the property, your current return on equity may be much lower than you think — in some cases, not much better than a 10-year Treasury, or possibly worse.

This can happen when a property has a
appreciated significantly, debt has been paid down, and a large amount of equity is tied up in an asset producing only modest current cash flow.

Tax planning also matters. Long-held residential rental property may have already used a meaningful portion of its depreciation benefit, and a sale may trigger capital gains and depreciation recapture issues.

Two things I bring to every CRE transaction that most agents don’t:

1. Engineering-grade underwriting.
Nearly 20 years as a petroleum engineer taught me how to model uncertainty, stress-test assumptions, and know when a pro forma is too optimistic. I run the numbers the way a lender does — before a lender ever sees the deal.

2. Operator perspective.
I don’t just ask what a property is worth today. I ask what it costs to run, what can go wrong, and what the exit looks like in Year 5 and Year 10.

That combination — technical discipline + investment mindset — is what I put to work for every buyer, seller, and investor I represent.
