As we close out the year, our market isn’t frozen like usual. Things are leveling out in a healthy way. Here’s the snapshot…
Statewide:
• Home sales stayed steady through November, even up slightly from last year. People are still moving!
• Median home price: $251,784. Prices dipped just 0.6% recently; a small breather after years of rapid growth.
• Inventory: 4.8 months. We’re moving out of the “seller’s frenzy” and into a market where buyers have room to negotiate.
Birmingham & Central Alabama:
• Homes are selling in roughly 60–65 days, with 4.3 months of supply.
• The market is no longer “name your price.” Now it’s “let’s be realistic” being good for both buyers and sellers.
Bottom line:
Whether you’re selling or buying, this is one of the most predictable markets we’ve had in years. No hype, just facts.
