Yesterday we crossed the finish line..

That was a battle. A battle from the buyer, a battle from the lender, and a battle mentally on remembering "gratefulness".

We got a home under contract about 2 months ago. The sellers agent fixed a few things up front for us but then refused to fix anything, even bank required items.

So the buyer fixed everything. She spent her own money on a home she didn't own, because it was her only chance and she knew it was the one. Her faith never wavered when most would have walked.

We worked together. A few of my contractors and the buyers family came through, and yesterday we closed!!!

6 months ago an amazing families son, who's in his mid 20s, started reaching out. He wanted to buy. He was thinking about a multifamily. Something he can live in one portion of, his mom could rent one portion, and possible other options to rent.

He was just starting to consider it.
He spoke to a lender. Got some advice.
He's smart, a hard worker, and good with money.
But with a commission job it takes time, he had to wait a year from start of employment.

Beginning of September I got a message from him with a pre approval !!!!! He was ready to start the search!!

We searched. Found all our multi family options and any homes that had a possible inlaw option. We went out, saw 6 homes, then let him go home to think on it.

One home stuck out! Him and his mom just had a great feeling about it. So I sent it to the lender to verify.

Shortly after I get a call, that the homes over budget. We need to go down around $60,000, it must be because the taxes are high was what they thought.

What a horrible call to make. That we could no longer get that home. I even reached out to the listing agent to apologize as we had been speaking, and let her know what the lender told me.

Well not too long after I got a message from the lender ...
"Oh my gosh.. please call me when you get this!"

So I called him back for him to say, you'll never believe this. I was in the wrong file. He is qualified! You can get that house!

So we did !

Mid 20s, buying his first home, and helping his family out at the same time!
