The proposed 618,000 sf industrial building that will generate approximately $1M in annual tax revenue to Hopedale.

Final plans for the Plain Street Site include over 70% green space, to protect the natural environment and groundwater supply. No land outside of what was previously disturbed will be impacted.

Extensive landscaping and a comprehensive clean-up will leave the Plain Street site with an improved street view, as well as a buffer for noise mitigation.

After decades of industrial use, the Plain Street site has been left contaminated and not up to the Town's water quality standards. Initial phases of the new development includes cleanup of the site and removal of a pre-existing underground fuel tank. The finished project will leave the Town of Hopedale with improved groundwater safety.

Through the Plain Street Project, we are committed to being a good neighbor. After working with residents and Town staff for over a year, we are looking forward to implementing 17 mitigation measures to address residents' concerns.

The Plain Street Project will provide economic benefits for the Town and its residents. Development of the site will result in an increase of jobs, total property values, and tax revenue – which can be used to improve services for residents.

These funds are available to be used at the town's discretion for improvements to parks and recreation, infrastructure, and services.

To protect groundwater sources near the site a stormwater management system for the project has been designed to meet MassDEP standards. There is no existing system in place.

We heard the concerns of neighbors regarding truck traffic and will apply to prohibit trucks from using several local residential roads, including Neck Hill Road. We have also agreed to restrict truck turns out of the site to a “right turn only” to prevent trucks from using Mill Street or upper Plain Street.

Along with the new employment opportunities that will come as a result of this project, the increased tax revenue to the town will support improvements and services for residents.

📍Store any hazardous materials
📍Serve as a landfill or dump
📍Store sludge or septic material
📍Have any adverse impact on Hopedale's water supply

The Plain Street Project will increase property values for homeowners in Hopedale by 6.5% – and will increase the town's industrial valuation by 108%, while providing hundreds of new jobs for the area.
