This position reports directly to the President and works closely with the Controller and Office Coordinator.

Marketing Responsibilities

�As a member of the Marketing Committee, participate in all committee meetings to help analyze marketing data and create and carry out marketing strategies for our MN and Iowa Properties
�Conduct a review of all advertising quarterly.
�Develop new e-mail templates to maximize lead to appointment ratios, while creating cohesiveness with the onsite leasing professionals.
�Help with website design and maintenance. Create and maintain floor plans for all apartments.
�Create, monitor and manage internet marketing for all Christopherson Properties.
�Develop a plan for ongoing updates for website and advertising sources.
�Assist in the development of Marketing Systems.
�Ensure accuracy and improve confidence level of marketing data.
�Be responsible for ads, flyers, outreach and promotional material as requested by the Marketing Committee.
�Maintain current data on competitive products, occupancy, pricing, and trends.
�Participate and provide analytics for the Marketing Committee before the Wednesday marketing meeting.
�Accumulate pertinent data and create Cost per Lease report.
�Answer phones and promote Company properties.
�Be responsible for generating new business contacts, marketing ideas, and inside and outside sales effort to increase occupancy.
�Assist Property Manager with directing and overseeing property marketing promotions.
� Assist in preparing market surveys and shopping other apartment communities.
Office Responsibilities

�Be eager and quick to respond to leasing, scheduling and office phone calls to assist callers in all ways, to assist our Office Coordinator and take the lead when the Office Coordinator is unavailable.
�Accumulate and distribute various reports for the Owner, President, H/R and the Director of Maintenance.
�Update vacancy list make ready and leasing progress on a daily basis, and ensure all names are correct. Communicate discrepancies.
�Distribute flyers and letters to residents if necessary.
Resident Retention

� Help create, analyze and promote resident retention programs.
� Assist with reputation management on an ongoing basis.
Fair Housing

� Be familiar with all Fair-Housing Laws
� Maintain self-control and be congenial to all residents.
� Be fair and consistent in upholding all policies.
Candidates should be flexible, personable, upbeat and energetic.

Qualifications:

2-3 years of market analysis and statistics
Excel proficient
1-2 years of phones and/or customer service experience a must
Yardi Software Experience a plus
Property Management Experience a plus
Computer & Internet Savvy

**Reliable Maintenance Tech Needed for Apartment Buildings**

This is a full-time Maintenance position, which will perform Maintenance on our group of properties located in Richfield/Minneapolis/Edina .

Some experience in Maintenance is required.

Essential job functions include:

Work order and turnover requests
Sheet rock repair
General plumbing and electrical knowledge
Install door locks and/or key replacement
Anything associated with apartment building maintenance and upkeep
Must be willing to paint or shampoo if needed (We will train)
This position after qualified must participate in the on-call/after hours emergency rotation about 1 week out of every 6 weeks, which includes a bonus.

Must have a high-school diploma or equivalent, be a self-starter and have a positive attitude.

This position is responsible for traveling between multiple apartment communities within Hopkins/St. Louis Park and at times in Richfield/Minneapolis, so reliable transportation, a current drivers license and insurance is required.
