Thinking about buying a home in a beautiful, quieter part of Kentucky? 🌳 The USDA Home Loan program could be perfect for you, but there are definitely some myths floating around. Let's bust them!

USDA Loan Myths vs. Facts:

Myth 1: USDA loans are ONLY for farmers or agricultural land.

Fact: This is one of the biggest misconceptions! USDA loans are designed for eligible rural and suburban areas, not just farms. Many smaller towns and communities throughout Kentucky qualify, and you don't need to be a farmer to use this program.

Myth 2: You can't buy an existing home with a USDA loan – only new construction.

Fact: False! USDA loans can absolutely be used to purchase existing homes, as long as they are located in an eligible area and meet USDA's property standards. They can also be used for new construction, eligible condos, and even some manufactured homes.

Myth 3: USDA loans have strict income limits that make them hard to qualify for.

Fact: USDA loans do have income limits, but these are based on household size and the median income for the specific county. You might be surprised at the income limits, which are designed to assist moderate-income families in eligible rural areas. It's worth checking your eligibility!
