📈Rates are on everyone’s mind after the Fed’s quarter-point increase. Here’s the part the headlines skip: the Federal Reserve doesn’t set your mortgage rate. 👇

Mortgage rates closely track the 10-Year Treasury Yield, and are also shaped by the Fed’s policies, inflation, mortgage-backed securities, and economic growth and events.

So what are the experts expecting?

Fannie Mae, the Mortgage Bankers Association, and Wells Fargo all see rates staying in the same general range over the next 12 months, with no big move up or down. Forecasts aren’t guaranteed, but they’re good information to have and to monitor.

JUST SOLD 🏡🤍

Some closings are more than a date on the calendar. This one was a journey.

My clients came back to me as repeat clients — now married, with a beautiful baby, and ready to find a home where their family could grow.

We had a tight winter timeline. Then we found the right home… and discovered it was in probate.

From there, it felt like every possible delay found its way into the transaction. Our closing ended up happening 110+ DAYS late.

And in the middle of all that waiting, my clients were navigating something especially difficult: moving out of their first home so a renter could move in — because that rental income was what made their new home financially possible.

They moved into their new home before we could officially close, but couldn’t truly make it theirs yet. No decorating. No personal touches. Just waiting.

I know how hard that waiting was. How many times they had to be patient when they were ready to move forward. How much uncertainty they carried while trying to make a big life transition with a growing family.
