One of the easiest (and least expensive) ways to make a great first impression is to declutter before photos are taken. Clean countertops, organized shelves, and less "stuff" help buyers focus on your home's features—not your belongings.

So I’m still new to this pack and last night we all went out for our final potty break before bed. I usually take my secret shortcut under the porch railing so I can beat everyone to the patio door. Genius move, right?

Well… not tonight.

Halfway through my shortcut mission, I came face to face with the biggest bullfrog I have EVER seen. 🐸😳

This thing was basically the size of my head. I froze. He froze. We stared at each other like an old western showdown.

I tried inching closer to scare him away… but apparently this frog pays taxes here because he DID NOT MOVE.

At this point I was pretty sure I was about to become a late-night frog snack, but luckily Mom reached over the little fence and rescued me before I was eaten alive.

Honestly… I think the frog still thinks he won. 😭😂

Our inventory now consists of:
🏠 Under $200,000 → 10 homes
🏠 $200,000–$299,999 → 7 homes
🏠 $300,000–$499,999 → 8 homes
🏠 $500,000+ → 6 homes
Total active listings: 31 properties
The biggest issue is that many of the under-$200k options are mobile homes, retirement community homes, or properties needing work — leaving very few move-in ready homes for the average family buyer.
