Room for the Boat - Space for the Lifestyle.

One of the lovely things about acreage living in the Texas Hill Country is having the space to actually enjoy the lifestyle that comes with it.

Boats, trailers, side-by-sides, fishing gear, kayaks… all the things that tend to become difficult or expensive to store in more traditional neighborhoods suddenly have a natural place here.

And with the Highland Lakes stretching west from Austin through Lake Travis, Lake LBJ, Marble Falls, Inks Lake and Buchanan, many acreage owners quietly enjoy the best of both worlds — space and privacy at home, with boating and lake life just a short drive away.

Who doesn't love a wonky donkey? And where do wonky donkey's live? In an 'un-stable' LOL!!!! Well, apparently May 8th is World Donkey Day… which feels like something we should absolutely be celebrating around here 🫏

Two years ago, we wanted to have our own little family of rescued donkeys, so we approached Blue Moon Equine Sanctuary to offer our help. The sanctuary in Georgetown, TX, is run by the inexhaustible Anna Eby, who rescues donkeys from the slaughter pipeline.

These three (plus not-yet-born Ollie) are now very much part of life on the ranch—full of personality, quietly cautious, and endlessly entertaining.

It’s easy to forget that donkeys have played such an important role in agriculture and daily life around the world—and still do in many places today.

Ours may have a slightly more relaxed job description… mostly involving snacks and looking cute.

What they don’t tell you about owning a pool on acreage…

We love our pool. It’s at the heart of our home and our lifestyle.
And yet—it comes with a lot of work. After the yellow pollen season we’ve just had, we’re now dealing with an algae bloom.

Not because anything was neglected… but because out here, the environment plays a much bigger role.

On acreage, wind, pollen, and open land all find their way into the water. Things can shift quickly—and sometimes you’re treating what you think is the issue, only to realize it’s something else entirely. For us it was the pesky phosphates!! We didn't know but our levels were off the charts.

In a luxury home within a subdivision on less land, it may well be easier to manage. Out here, it’s simply different. You either learn it yourself - through a bit of trial and error… or you bring in someone who understands it well.

For us, it’s still entirely worth it. Because once the sweat (and a few tears) are over… there’s always a beautiful, clear pool waiting — and that first jump in makes you forget all about it.

There’s something special about this one for me.

It’s just down the road from our Horseshoe Bay property, in Meadowlakes—a little hidden gem of a community that so many people don’t fully discover until they’re here. Gated, peaceful, and with that lake and golf resort-style feel… yet right at the gateway to the Texas Hill Country.

I’m also selling this home on behalf of friends from our church, which always brings an extra level of care and responsibility. And it’s a good reminder of something I see time and time again…

You can change paint.
You can update flooring.

But you can’t easily create over 4,000 sqft, a flexible layout, a private pool, and a setting like this.

What they don’t tell you about owning a home on acreage…

Sometimes, you inherit the systems that come with it. Older HVAC units. Years of ductwork tucked away in the attic amidst the heirlooms, family boxes and holiday decorations. A setup that’s been working quietly… but deserves a closer look.

And when you’re dealing with larger homes, the scale changes quickly. If your living space is around 4,000 sq ft, your attic is often much the same— with multiple HVAC units (often three or more) and a network of ductwork running throughout. When my father came to visit from the UK, he was speechless.

It’s not something you really appreciate until you see it for yourself. An entire hidden layer of the home — working away quietly, diligently, day in and day out … just like us I guess.

What they don’t tell you about owning acreage… you can never leave. Or at least, not without a plan.

There are animals to care for. Water to think about.
And systems that need to work—whether you’re there or not.

We’ve just installed a self-filling water tank, had a round bale delivered, and made sure everything is set. Because we’re heading to Las Vegas for a few nights at The Bellagio - bright lights, a little noise, and seeing The Eagles live at The Sphere.

“You can check-out any time you like, but you can never leave.”

It feels oddly fitting.

Because even when you step away, the responsibility doesn’t.

But when it’s set up right, acreage gives you something unexpected — the freedom to leave… without worrying.
