Money isn’t everything, but everything needs money! Have you thought about your down payment?

An ideal down payment in the eyes of a lender is 20% of the home’s purchase price. By putting down 20%, you don’t have to pay private mortgage insurance (PMI). Putting 20% down can also make you a more attractive borrower. But depending on the price of the home, 20% could be out of reach. In fact, most first-time homebuyers put down less than 10%. FHA loans allow down payments as low as 3.5%. And some Veterans Affairs (VA) mortgages allow for no down payment.

Home seller Tip: Your home will look bigger and its best features will stand out best when there is the least amount of stuff in it. Plus, storage space is a big selling point for buyers, and the less of your stuff they see in the closets, the bigger your storage spaces will look. Now’s the time to go through all of your stuff and donate, give away, or trash anything you don’t love or need. And decluttering now will reduce the amount of stuff you have to move when it’s time to go.

A mudroom is traditionally a home’s casual secondary entrance and a dedicated space to remove (muddy) boots, coats, and wet clothing before entering the main house. It’s intended to provide storage and ensure the main areas of the home stay clean and tidy.

Adding a mudroom can increase the value of your home when it comes time to sell. A well-designed entry looks inviting and welcoming to prospective buyers. Also, buyers are always looking for organization and storage space, so well-organized mudroom cabinets can really draw them in.

Should I buy a house or rent?

Being a homeowner is a lifestyle change that comes with a lot more responsibility. Taking care of your property and extra costs are part of the deal. But the perks of being the primary decision-maker may make it all worthwhile.

✔️When you own your own home, that space becomes yours entirely. You can paint the walls orange—you can knock the walls down if you really want to.
✔️Paying your mortgage might feel similar to paying rent, but it’s not. Every month, a little more of that home becomes your financial asset. This is called building equity in your house. Once that equity is built up enough, it boosts your wealth and creditworthiness
✔️Rent can fluctuate, but a fixed-rate mortgage makes your housing costs more predictable. Improved home value, property taxes, and insurance rates can affect that payment some, but typically less than a spontaneous rent hike.
