It’s cliche advice, but it’s really, really good advice. And it’s all wrapped up in one little word (repeated three times, of course): Location, location, location! It’s true. Location is the #1 feature to consider when looking for a home. It trumps:

- Square footage
- Bed/bath count
- Upgrades
- Outdoor living areas
- Neighborhood amenities

Why? Two reasons:

1. Because it's huge in determining your home’s value over time. You're likely better off down the road having an average house in a great location than having the best house in a less-in-demand location.
2. That 5-digit zip code ain’t gonna change. The kitchen? You can change that. Flooring? That too. But the address. Nope. That’s the same forever and always.

The frosty vanilla milkshake showed up in print for the first time in 1885. The original concoction consisted of cream, eggs, and whiskey and was often served with other alcoholic tonics such as lemonades and soda waters. By the early 1900s, soda fountains introduced milk-based drinks that were more kid-friendly without the whiskey ingredient.

At 7am on closing day, one of our agents was in the backyard with a bag in her hand, cleaning up after the previous owner's dog.

No client asked. No client knew.

Madeline and Jonathan were buying their first home, an older Elkins Park house with the character Madeline always wanted, a few minutes from her family. Kim represented them start to finish. Because it was their first purchase, she bought them a home warranty herself, so the surprises an old house tends to hide wouldn't land on two first-time buyers. Then, on the morning of the final walkthrough, she made sure the yard was ready before they ever pulled up.
