Korman just broke ground on 274 luxury apartments in Horsham.

The site is a demolished former Telerx call center on Dresher Road. Four stories. Studios, one and two bedrooms averaging 1,000 square feet. Complete by early 2028.

Here is the number worth paying attention to. Korman's other AVE properties in King of Prussia, Blue Bell, and Malvern are running at 95 to 97 percent occupancy.

That tells us everything about Montgomery County right now. People want to live here. Renters, buyers, families relocating from Philly. The demand is real and it is consistent.

Horsham median sale price is $545,000. Homes pending in 21 days. This project does not soften that. It tells us national developers are betting on this area.

To celebrate our homeowners, this month I'll be sharing to help you make the most of the place you call home.

We’re kicking the festivities off this week with a June Home Maintenance Checklist.

1. Clean out gutters and downspouts.
2. Power wash driveway and sidewalks.
3. Clean and repair outdoor play equipment.
4. Check the A/C and schedule maintenance if needed.
5. Prep the grill for summer barbecuing.
6. Clean the dryer vent and exhaust duct.
7. Wash, fold, and organize pool and beach towels.
8. Organize and store school supplies and papers.
9. Replace air filters.
10. Dust ceiling fan blades and set to spin counterclockwise.

They say the kitchen is the heart of a home, but it can also be the headache of the home if it’s not organized and maintained, am I right? That said, I've learned a few things over the years, and I'm pretty sure the key to mastering kitchen org (and kicking those headaches to the curb) is finding a system that makes sense to you! At a loss? Try kitchen “zones.” Read on to learn more!

Zone 1: Everyday Items
These are the things you use multiple times a day like plates, bowls, cups, flatware, and serveware. Store these pieces close to where you will use them—for example, glasses near the refrigerator and flatware near the dining area.

Zone 2: Cooking + Baking items
Store pots, pans, measuring cups, cutting boards, and mixing bowls near the stove and oven. Baking sheets and muffin tins can fit vertically near your oven’s thin cabinet.

Zone 3: Coffee + Bar Items
Zone 3 is my fave! This zone houses essentials for your morning coffee and evening wine. Keep items set apart and easily accessible by designating a particular kitchen cabinet or section of the pantry.

Zone 4: Pantry + Storage Items
Zip-close bags, Tupperware, aluminum foil, and plastic wrap should be stored together for easy post-meal clean-up. Keep dry goods, spices, and small kitchen appliances in your pantry, and consider clear containers to keep a handle on when your dry goods are running low.

One more encouragement about kitchen org: If at first you don’t succeed, try, try, again! You’ll eventually find a system that works for you!.

Getting an offer in 2026? Not too hard.
By-passing obstacles that could derail said offer? A smidge harder. Sellers these days need to watch out for obstacles like:

- Buyer financing falling through…on closing day.
- Appraisal discrepancies.
- Stalled home inspection negotiations.
- Title issues.
- Unmet contingencies.
- Last-minute buyer remorse.

Hurdle these hiccups with room to spare by disclosing problems with your home upfront and carefully assessing a buyer’s ability to afford your home financially. Your best bet is to link arms with a qualified agent who can guide you in each step. In the meantime, take these tips to heart:

1. Don’t let emotions cloud your decision-making when the offer(s) comes rolling in. Instead, take your time to evaluate the pros and cons of every offer on the table.
2. If the buyer is paying cash, request validation that they have sufficient funds. If your buyer is financing, ask to see a pre-approval letter. Even better, ask the buyer’s permission to let your agent speak with the lender about the approval.
3. Once you accept an offer, ask your agent to create a timeline listing the important transaction dates. Share it with your buyers to ensure they agree. Have your agent regularly touch base to keep things on track and prevent surprises close to closing.
