Here is something that often go over with my clients. Buyers should really think about their daily life, not just square footage: errands, parks, train access, schools, and weekend routines all shape value. Ease of access to all of these things is extremely valuable.

If you live in or are watching Ambler, Abington, Horsham, Fort Washington, Willow Grove, Dresher, Glenside ETC...the key is to think local. Countywide numbers are useful, but your decision should be based on homes like yours or homes like the one you want to buy.

A practical next step: compare three things before making a move
— condition, location, and current competition. Those usually explain more than a single market headline.
