Here's a list I share with every seller I work with:
✅ WORTH FIXING
— Leaky faucets and running toilets. Buyers notice. Inspectors definitely notice.
— Chipped or scuffed paint in main living areas. A fresh coat is one of the highest-ROI updates you can make.
— HVAC filters and service records. A well-maintained system signals a well-maintained home.
— Broken light switches, sticky doors, torn window screens. Small items, but they add up in a buyer's mind.
— Grading or drainage issues near the foundation. These raise red flags on inspection reports.
❌ LIKELY TO SKIP
— Full kitchen or bathroom remodels. Rarely recoup full cost in today's market. Strategic cosmetic updates? Different story.
— New roof if the current one has 5+ years of life. Disclose, price accordingly, move on.
— Luxury upgrades your neighbors don't have. You can't out-upgrade your zip code.
The goal isn't perfection — it's presenting a home that feels cared-for and move-in ready. Buyers in Fort Washington and Willow Grove are savvy. They can spot deferred maintenance, and it gives them negotiating leverage.
A pre-listing walkthrough with an experienced agent can save you thousands in over-improvements or post-inspection credits. Don't make the improvements without speaking to your agent first.
