MOTIVATIONAL MONDAY ✨

Success is often viewed as the ultimate goal in life. We strive for it, work towards it, and celebrate it when we achieve it. But what about failure? Is it something to be avoided at all costs, or is it an inevitable part of the journey towards success?

Failure provides us with valuable lessons that we can learn from and use to improve ourselves. It's through our failures that we gain the experience, knowledge, and skills that are necessary for success.

If we allow the fear of failure to hold us back, we're limiting our potential for growth and achievement. We're also denying ourselves the opportunity to learn and improve.

So the next time you experience failure, don't view it as the end of the road. Instead, see it as an opportunity to learn and grow. Embrace it, study it, and use it as motivation to keep pushing forward.

Remember, success is not a straight line – it's a journey with ups and downs. Failure is simply a part of that journey. So don't be afraid to fail – it's all part of the process towards achieving your goals and realizing your full potential.

"Buying made easy" should always be the goal, and the process can be simple and stress-free if you partner with the right individuals to represent you. It also helps to know what’s coming at each stage of the process so you can be prepared to ask the right questions and make the best decisions.

Here's the mortgage process at a glance:

➀ GET ORGANIZED.
Collect your financial documents — 2 years of tax returns, W2, 1099, business profit / loss statements, recent bank statements, and pay stubs. Review all of your monthly expenses to determine a budget that works for you, and stick to it.

➁ CHOOSE A LENDER. Establish a relationship with a vetted and trusted mortgage lender. Need recommendations? I have people I work with daily and would be happy to connect with you.

➂ GET PRE-APPROVED.
Submit an online mortgage application and review with your lender to discuss the best mortgage products and outline your buying power.

➃ GO UNDER CONTRACT & OBTAIN APPROVAL.
Once you've signed on the dotted line, and your offer has been accepted, the lender will order the appraisal and submit your file to underwriting for final mortgage approval. They will verify your employment, run your credit, and confirm your assets and liabilities.

➄ SETTLEMENT DAY / CLOSING!
You will sign settlement documents with the lender and title company or attorney. Then you get the keys to your new home!

One of the scariest prospects of selling your home in today's market is the possibility of being unable to find a new home to purchase after selling your current home. In a perfect scenario, the sale of your old home and the purchase of a new one would be flawlessly synchronized: sign two sets of documents, exchange keys and everything falls into place! However, that level of coordination doesn't always occur.

The thought of being without a home can be daunting, but it's important to remember that there are options available! Here are just a few ideas if you're considering selling, but wondering what you will do in the interim of finding a new home:

➊ Ask the buyer during negotiations for a leaseback agreement.

This is often the best option for a seller if the buyer is flexible because it allows you to only move once. A leaseback is essentially a lease agreement between you and the buyer, with you agreeing to pay their new mortgage as "rent" for a month or two so that you can stay in your current home as you look for a new one.

➋ Short-term rentals.

Although moving twice is not ideal, if you can sell your home for top dollar in today's competitive seller's market, it may just give you the extra cash needed to find a short-term rental to stay in, and a storage unit, while you hunt for a new home. With the shortage of inventory, this will allow you the flexibility to find the RIGHT fit, and not rush to find a home in a short period of time, or overbid on a home out of desperation. Have kids or pets and dread this option? Just remember, it's temporary!

➌ Stay with friends and family.

If it looks like it will be a matter of a short delay, you could stay with family or friends. The advantage of shacking up with loved ones is that it may be free — a big plus.

The current real estate market can be difficult to navigate, but having a solid plan and a good agent by your side can greatly impact your experience and make all the difference!

Reminder! Your monthly homeowner checklist ✔️

With the warmer temperatures and all the colorful trees and flowers blooming, April can be energizing and bring a feeling of renewal. It’s also a good month to kick-start your home’s spring cleaning maintenance tasks, both inside and out.

Somehow, it’s 2023, and it’s already time to start prepping those tax returns. If you bought a house in 2022, this post is for you!

Here are the documents you need to provide your accountant if you purchased a home in 2022:

➊ Closing statement.
The settlement statement provides the figures you will need to claim any first-time homebuyer's tax credit, as well as any of the interest or tax payments you want to deduct that are not included on your Form 1098 or property tax statement. This would include any additional points you paid or property tax paid into a lender's escrow account.

➋ 1098 Form.
The 1098 is your mortgage interest statement. It shows how much interest you paid on your mortgage loan over the year.

➌ Property tax statement.
Property taxes are also deductible, and while they’re often noted on your 1098 forms and closing statements, there’s a chance they might not be — particularly if you chose not to use an escrow account.

➍ Home improvement receipts.
Typically, home improvements aren’t deductible, but there are some cases when they might be. If your updates were medically related, or if they improve your home’s energy efficiency (like a solar panel system or adding additional insulation), they might qualify you for a write-off or tax credit.

Are you ready to breathe life back into your home after a long winter? It's time to get organized and declutter your space for a fresh start to the season!

Here are a few easy home organizing tips to help you tackle clutter in every part of your home:

✔️ Follow the one-in, one-out rule of organizing (for each new item brought into your home, one has to leave)
✔️ Try the tray trick to organize cluttered countertops
✔️ Use a turntable to store condiments in the fridge
✔️ Take advantage of drawer dividers and organizers (especially in the kitchen)
✔️ Color coordinate your closet
✔️ Have a donation or discard bin around at all times.
