Your credit doesn’t have to be perfect to start the homebuying conversation! 🏡✨

Recently, someone reached out to me after watching one of my real estate videos and asked, “What if I want to buy a house, but my credit isn’t perfect?”

Here’s what I told her: You don’t have to wait until everything is perfect to start the conversation.

I connected her with a lender, she completed an application, and by the very next day, she had a roadmap outlining exactly what she needed to work on.

Now, instead of wondering whether homeownership is possible, she has a better understanding of where she stands and the steps she can take toward becoming mortgage-ready in a few months.

And THAT is why I do what I do! ❤️

Not everyone who reaches out to me is ready to purchase a home tomorrow, and that’s okay. Sometimes the first step is simply getting the right information and creating a plan.

This one feels a little different. 🥹🏡🌲

You know those Facebook posts where someone says they’re looking for a Realtor and about 858 agents end up in the comments? 😂 Well, that’s how this story started!

A past client recommended me, and after speaking with a few different Realtors, this buyer chose me to help him find the perfect place for his future retirement home🥹 A few months later, we are officially CLOSED on three off-market POA lots totaling about an acre! 🎉

This transaction was so much more than finding land. I learned SO much along the way—reading surveys, navigating ACC requirements and preliminary approvals, working through utilities and lot logistics, and getting an even better understanding of the new-construction process.

And another relocation client is officially making their way to Arkansas! ❤️ Y’all help me welcome Denver, Colorado ➡️ Hot Springs Village! 🌲🏡

The best part? watching these three wooded lots eventually become HOME. I’m so grateful my buyers trusted me with this one, and I cannot wait to see the finished product!

Just wrapped up filming my FIRST professional real estate video with a videographer!🎥😅

I did NOT sign up to become a content creator😂
but I DID say that this year I was going to get out of my comfort zone, try new things, and find new ways to grow my business.

Being in front of the camera definitely doesn’t come naturally to me, but growth will have you doing some things you never thought you’d be doing.

I’m SO excited to see how this one turns out! 🏡🎬

🏡 So… when is the “right” time to buy a house?

I hear this ALL the time, especially every time mortgage rates make the news. 😂

And my answer is always pretty simple: the right time to buy is when YOU are financially ready.

Yes, interest rates matter. But so does your income, your credit, your debt, your savings, your monthly budget and—most importantly—what payment YOU are actually comfortable with.

Because waiting around for 3% interest rates to magically come back? Baby… we might be waiting a while.🥴

Now, I’ll say this..

If you’re paying $1,500+ every month in rent, you’ve had steady documented income, and your credit is somewhere around 580–620 or better, I’m NOT saying that automatically means you’re ready to go buy a house tomorrow.

But I AM saying… let’s have a conversation!

You may have options you don’t even know about. And if you’re not ready yet? That’s okay too! A good lender can look at your situation and give you a roadmap of what you need to work on so that when the time comes, you’re READY. 🤏🏾🔑

I talk to so many people who assume they can’t buy because of their credit, student loans, down payment, interest rates, or something else they’ve heard—and sometimes they haven’t even talked to a lender yet!

Don’t count yourself out before you know your options.

I’m not here to convince everybody that RIGHT NOW is the perfect time to buy. I’m here to help you figure out when the right time is for YOU. 🏡❤️
