I am doing my own independent market research in our area..
Why? Well...Just like you.. I have been disgusted in the rental market in our area.. We clearly lack an industry standard of pricing and a lot of rentals are managed by folks that don't have the resources to treat their tenants like "customers." If I can collect enough data, we can create a standard perception of what is and isn't acceptable in the Housing market! Thanks for your input!

Should my client repaint her cabinets to a more neutral color to possibly increase showings?

I am really shocked we haven't had more showings! I've been comparing similar properties to this listing and I don't think they even compare on the side of Maintenance and Upkeep and size. This home is permanently attached with hurricane straps and tongue and axle has been removed which means it should qualify for FHA. (3.5%) Roof and HVAC are both less than 8 years old. The home is hooked up to a well. She gets fresh water running off the backside of the mountain that her property butts up to (mountain Valley bottling company is right down the road). She is also willing to give concessions at closing.

So, I decided to not do an Oaklawn theme.. But I still want to focus on the "Hot Springs" aspect. So this is the idea I'm rolling around.. ArtWork from Local artist displayed in each room. Art Gallery style, with the artist tags/prices on them.
