New home sales rebound as builders chase buyers' budgets
August brought a notable uptick in US new home sales—marking the fastest pace we've seen in eight months. This rebound was driven by builders responding to buyers’ budgets with price cuts and incentives, though sales still landed 2% below last year’s numbers. The median price settled at $393,700, reflecting a market of high inventory and cautious builder sentiment amid rising financing costs. Having spent more than two decades working across diverse property types and international markets, I’ve seen how creative strategies can help both buyers and sellers navigate shifts like these. It’s a dynamic season for those keeping a close eye on opportunity.

Housing Data Gives Buyers More Leverage
The current housing landscape is shifting, and it’s giving buyers more negotiating power than we’ve seen in some time. As of late Q3, about 21% of active listings experienced price cuts, with inventory climbing to over 1.16 million homes—bringing us within roughly 9% of the pre-pandemic average. Buyer caution is still evident: homes under contract dropped by around 4% year-over-year for the second month in a row, a clear sign that higher mortgage rates are making affordability a challenge for many. The national median list price now sits at approximately $419,000, down about 1% both month-over-month and year-over-year, continuing an 11-month streak of annual price declines. Price per square foot is also down roughly 2% compared to last year. Sellers are staying in the market, with delistings steady at about 6% of listings, but more owners are open to negotiation and adjusting prices. The next question is whether these price cuts will motivate buyers to sign more contracts, or if increased supply and careful demand will keep this adjustment period going. With over two decades in real estate across various property types and markets, I’m closely watching these trends to help my clients navigate their best opportunities.

Homebuyers: Lending Standards Are Still Tight, but New Credit Scores May Help
With over two decades immersed in real estate across continents, I’ve seen firsthand how lending standards shape the journey for homebuyers. Right now, home sales are hovering near a 31-year low—strict lending criteria, high mortgage rates, and increasing costs are major hurdles. Lenders are starting to use new credit scoring models that finally take into account things like rent and utility payments, which is a step forward. Yet, many low-income and minority buyers are still sidelined, even though their rates of delinquency and default remain low. It’s a complex landscape, and it highlights just how important it is to keep advocating for fairer access to homeownership for all.

Gen Z buyers lead every generation on affordability trade-offs
Over the past two decades in real estate, I’ve watched each generation bring its own priorities to the table. What stands out today is how Gen Z buyers are reshaping the landscape—they’re showing remarkable financial flexibility, often willing to scale back on expenses or opt for smaller properties just to step onto the property ladder. Canadians, in particular, seem especially open to the idea of downsizing, while British buyers tend to be more hesitant about making these trade-offs. Whether I’m working with clients seeking a tiny home, farmland, or a luxury property, it’s fascinating to see how values and strategies shift across generations and borders.

Homebuyers Enjoy Greater Choice as Listings Reach Six-Year High
Today’s market has officially tipped the scales: there are nearly 58% more home sellers than buyers, with listings at their highest point in six years. Inventory has risen 3.9% while buyer activity has edged up just 0.1%, reflecting how elevated mortgage rates and prices are impacting affordability for many. Sales have slowed, and the number of available homes is now the highest we’ve seen since 2020. After working with clients across a range of property types—from luxury homes to farmland, tiny houses to international investments—I see how these shifts create both challenges and unique opportunities. Whether you’re considering your next move locally or abroad, understanding these market dynamics is key to making your best decision.

Seller Concessions Reach a New US Peak
It's fascinating to see how negotiation dynamics are evolving in the U.S. housing market. During the rolling 3-month period ending mid-Q3, around 45% of U.S. home sales involved sellers offering concessions—the highest share for this time of year since at least 2020. That’s an increase from roughly 43% a year prior, and it highlights how buyers are gaining more leverage as inventory grows and competition eases. These concessions often include help with repairs, closing costs, or mortgage-rate buydowns, offering buyers creative ways to lower overall purchase costs beyond just negotiating the sale price. I’ve seen firsthand that closing-cost credits and rate buydowns are becoming just as common as price reductions, leading to more flexible deal structures. Nationally, about 16% of homes sold in mid-Q3 included both a price reduction and a concession, further reducing barriers for buyers. With experience navigating diverse markets and property types, I always find it rewarding to help clients understand these shifting trends and secure terms that fit their needs.

Bargain Hunting With Rates Above 7%
With mortgage rates holding above 7% and markets adjusting for potential new Fed moves, affordability remains a pressing concern for buyers everywhere. I’m often asked how to plan for rate fluctuations, and recent research highlights the value of preparation: consider building in a buffer—about half a percent for the next three months, three-quarters within six months, and a full point by the end of a year. Over my two decades in real estate, I’ve seen that patience can pay off; buyers who wait until later in the year often find more negotiating room, with typical homes costing around 5% less in early Q4 compared to late Q2. The most recent data showed about a five-month supply of homes—meaning less competition and greater leverage for buyers, whether that’s on price, closing costs, discount points, or temporary rate buydowns. Even as markets anticipate more Fed tightening, the overarching aim remains to cool inflation—something that could eventually bring mortgage costs down again. Whatever your property goals, strategic timing and negotiation are key, no matter where you’re looking, from luxury homes to farmland, or even across borders.
