64 homes sold so far this July, down from 88 during the same stretch last year.

Median Sold Price: $281,250 (slightly lower than $285,000 in 2024)

⏳ Days on Market:
Homes are sitting longer; an average of 89 days compared to just 51 days last year.

I’m seeing a noticeable shift in buyer behavior here in our area. Buyers are more patient and selective, and many are negotiating harder now that homes are staying on the market longer. On the flip side, well-prepared homes that are priced right are still moving, just not as quickly as last summer. Sellers should focus on first impressions and strategic pricing. 📉 26 homes sold so far this month — that’s down nearly 45% compared to mid-June.

⏳ Days on Market:
📈 Homes are now sitting 105 days on average before selling, up from just 76 days last month.

💰 Pricing Trends:
Average Sold Price is up 14.6% to $363K
Median Sold Price is up 13.1% to $290K
Sellers are listing higher too; median list price jumped 21% month-over-month

Here's a quick update on what’s happening so far this month in the Lake Hamilton, Lakeside, and Hot Springs School Districts!

We’ve seen 32 new listings come on the market

There are currently 627 homes actively listed

Homes are spending about 101 days on the market, on average

The average list price is sitting at $541,366

While the median list price is closer to $375,000

🔍 What this means:
There’s plenty of inventory out there, but new listings are coming in a little slower. With homes staying on the market a bit longer, it could be a great time for buyers to explore options and negotiate. And for sellers, pricing it right from the start and standing out is more important than ever.

• June 2024: 59 days
• June 2025: 58 days
• Change: ⬇️ 1 day

Average Sold Price
• June 2024: $367,477
• June 2025: $377,475
• Change: ⬆️ $9,998

📈 What This Means:
While homes are selling just a touch faster this year, the average sold price increased by nearly $10,000, showing strong buyer confidence and continued growth in home values across our area.

Whether you're on the hunt for your next home or thinking of selling, now might just be the perfect time to make your move.

The graph below shows the trends of new listings coming into the market. Right now, we are seeing more listings come into the market than we did same time last year, which is good for buyers as they have more buying options, but it’s also good for sellers because the number of listings is still lower than the normal trend in recent years, so it’s still a sellers market.
