April did not reward guesswork. It rewarded accuracy.

April was not a dead market. It was a selective market.

The biggest takeaway is the split between homes that are selling and homes that are stalling.

Correctly priced, clean, financeable, lake-influenced properties are still moving. Overpriced listings, condition-challenged homes, or “project homes” priced like move-in-ready properties are sitting longer and facing stronger negotiation pressure.

Three April signals stood out:

Pending activity dropped sharply countywide, down 66.7% year over year — 17 pending listings compared to 51 last April.

Prudenville had one of the cleanest April reads in the county, with a 25-day median days on market and median price up 22.9% year over year.

St. Helen showed the most buyer-friendly balance, with 4.48 months of supply, making that area the closest to balanced conditions among the core local ZIP codes.

For buyers, the message is simple: be financially ready, know the difference between value and “cheap,” and move quickly when a clean property appears.

For sellers, pricing accuracy matters more than ever. A strong market will not automatically rescue a listing that misses the mark on price, condition, or buyer expectations.
