April Market Update – Let’s Talk About It!

The numbers are in, and they’re telling a pretty interesting story!

New listings were slightly down in April compared to last year, but overall for the year, they’re up—meaning more homes are hitting the market.
Pending and closed sales are both up too, which shows that buyers are still out there and making moves!

That said, homes are sitting a little longer and prices are leveling out. We’re also seeing more inventory and more negotiating power for buyers—hello, buyer’s market!

It’s a shifting market, but there’s still a lot of opportunity out there whether you’re buying or selling.
The key is knowing how to navigate it—and that’s what I’m here for.

📉 Pending Sales: 89 (down 18%)
📉 Closed Sales: 85 (down 19%)
❗ Homes are not moving as fast, and that’s a sign of change.

⏳ Days on Market: 114 days (up 14% from last year)
📢 Homes are sitting longer, giving buyers more time to decide and negotiate.

💰 Median Sales Price: $215,000 (up 5% from last year)
🏠 Prices are still holding strong, but with more homes available, buyers have more leverage.
