🏡 August Market Update: Fewer homes, higher prices, and buyers are still out here making moves! 😅🔑

August gave us a little plot twist compared to last year:

📉 New listings: ⬇️ 19.0%
🏠 Closed sales: ⬇️ 15.2% for August, but still ⬆️ 11.7% year-to-date
💰 Median sales price: $225,000 — up 5.9%
⏱️ Days on market: 94 days — down from 103
💵 Sellers received an average of 96.9% of list price
🏘️ Inventory: 5.8 months of supply, down 26.6%

Translation: There may be fewer houses at the party, but buyers definitely haven’t gone home. 😂

And despite a slower August for closings, 1,101 homes have sold so far this year compared with 986 at this point last year.
