What is the difference between Level 1, Level 2, and Level 3 EV charging stations?

⚡ Level 1 chargers are best for a single family home. They are the slowest type of EV charging and can take up to 20 hours to fully charge an EV.
⚡Level 2 chargers are often the best choice and bargain for multifamily properties. An average EV can be fully charged in 8 hours or less, allowing residents to charge at home overnight.
⚡Level 3 chargers or DC fast chargers are the fastest level of charging, they are too expensive to be a viable option for most multifamily properties. These fast chargers are commonly found in public locations such as outside grocery stores.

How is EV adoption impacting multifamily housing in California?
Multifamily developers in California are now required to incorporate design plans to meet the future demands of a 100% electric vehicle adoption rate. However, the real problem is what to do with the millions of existing multifamily properties.

According to NMHC, California had over 3 million apartment units in 2021. Based on the average number of parking spaces per unit and occupancy rate, more than 4.2 million vehicles are currently parked on multifamily properties in California. Plenty of existing properties capable of hosting a few charging stations, but not enough to meet the future demand.

The biggest impediment to widespread charging infrastructure availability on multifamily is cost. Although the initial costs may seem intimidating, the inability to match the growth in charging infrastructure with the number of residents interested in owning an EV will negatively impact investor returns.
