I’m gonna share one BIG MISTAKE I see home sellers in the Pearland, Friendswood and surrounding communties make for the past 7 years I’ve been doing this here.

The big mistake?

Sinking money into “big ticket items” before selling.

Here’s what I mean.

I see many home sellers sink money into big upgrade or rehab projectsthinking this will help get a higher price for their house.

But this is not how it usually works...

Instead, find out out what homes similar to yours that sold for top dollar looked like.

Then only spend money and effort on making your home equal those homes ... plus 1 or 2 small items that stand out.

An example is upgrading your light fixtures and faucets.

Doesn’t cost nearly as much money as a big upgrade, but still has a “wow!”Impact on buyers.

If you sink money into big projects, there’s a big chance you won’t actually recoup that investment. So you’ll end up sinking that money for nothing.

I’m gonna share one big lesson I’ve learned after selling homes in Pearland, Friendswood and the surrounding communities for 7 years.

Here in Pearland, Friendswood and the surrounding communities, if you can, start prepping your home to sell at least 60days out.

Here’s what I mean.

Go look at a calendar. Circle the date you need your house actually sold by. As in you’re moved out, new owners have the keys, purchase is complete.

Now go back 30 days from that date and circle the date. This is the date you want to be on the market by. So you have at least 30 days to attract buyers and good offers.

From your “get on the market date”, go back another 30 days, and circlethis date. This is the date you want to start prepping your home to sell by.

If you wait any longer, you’ll end up dealing with a lot of frustration,headache, and overwhelm.

You know how it always is in life...

Just when you need things to go smoothly, last minute issues and challenges will pop up.

You shouldn’t have to deal with surprises when it comes to your biggest financial asset. Especially surprises that could end up costing you thousands of dollars.
