Felicidades are in order again‼️Income producing before closing (tenant on 2 year lease).

My international investor client is a firm believer that real assets are in real estate and for that reason, anytime he is liquid, he wants to invest in real estate. With properties in Spain and Equatorial Guinea, I am happy that he trusted me to help him break into investing in the US.

This is property #3 and soon we will go for the 4th one. He contacted me about wanting his 3rd purchase and told me he wanted it in 7 days, I told him that that was hard because I wanted to make sure he was protected and all due diligence done. The day the cash offer was made, I coordinated with title to make sure the timeline was feasible. Once they gave us the requirements to make that timeline work, the listing agent and I went to work!

With proximity to key points of interest like NRG, Toyota Center, Medical center, Herman park and more, I am confident that this property will stay being leased.

I am happy that I got the inspection, price reductions, repairs and due diligence done on time to make it happen!

Enhorabuena ✨Congratulations‼️ It was such a pleasure helping Rafa and Lierni find their home close to work at the Medical Center. We were moving quickly but I still ensured I found them the best for their family’s need within their criteria.

We got $7,000 off the listing price! 🙌🏽

My clients are from Spain so, I added some Spanish goodies to their closing day gift (a piece of home away from home). They were so sweet; they brought me a box of Ferrero Rocher.

Landlord closed with a tenant on a lease‼️ I was able to find my investor client a property to purchase that would not need much upgrades and that already has a paying tenant on a lease.

This was a cash closing; we had to move quickly, as he wanted to close before end of 2024. With a 19 day closing, time was of the essence but we still conducted an inspection.

Overall, my client saved over $5,000 in this transaction and I can’t wait to find him his next investment property.

FYI his daughter is the real landlord/property owner ☺️
