A property survey helps you understand exactly what you’re buying.

It can show:
📍 Property boundaries
🏠 The location of the home and other improvements
🚧 Easements or areas that may affect the property
📏 Encroachments or boundary concerns

Why should buyers care? Because you don’t want to discover after closing that a fence, driveway, structure, or other improvement crosses a property line or is affected by an easement.

💡 Buyer tip: Ask your real estate professional and title company whether a survey is available and whether a new survey is recommended for your purchase.

💰 “Wait… I have to give them MORE money after I get under contract?!” 😂

Not exactly!

That’s where earnest money comes in. Think of it as your good-faith deposit—money you put up to show the seller you’re serious about buying the home.

✨ If everything goes as planned, that money is generally credited toward your closing costs or down payment at closing.

But here’s the important part 👀👇
Earnest money is not automatically “lost” just because you don’t buy the house. What happens to it depends on the contract, deadlines, and why the contract ends.

That’s why knowing your option period, financing deadlines, and contract terms is SO important!

Yes, the Fed just raised its rate by 0.25%… but before you start yelling, “I guess I’m never buying a house!” 😂🏡 — LET’S TALK.

👉 The Federal Reserve rate is NOT the same thing as your mortgage rate.

And here’s the bigger picture:

🏠 Real estate opportunities don’t disappear just because rates move.

💰 Sellers may be more open to negotiating.
💵 You may find opportunities for seller-paid closing costs.
📉 Less competition in certain price ranges can give buyers more room to negotiate.
🔄 And if rates improve in the future, refinancing may be an option for eligible homeowners.

The goal isn’t to wait for the “perfect” market.

Found your dream home? Great! 🏡
Found a new couch to put in it? 🛋️😂

WAIT.

Until you close, try not to:
❌ Finance furniture
❌ Buy a new car
❌ Open a new credit card
❌ Make big purchases

Your lender can check your credit and finances again before closing, and new debt can affect your loan.

The house comes first. The furniture can wait. 😂🔑

Your contract has deadlines—and missing one can cost you!

Don’t be the buyer saying,

Read it. Ask questions. Know what you’re signing.

Before you sign, review the contract with your REALTOR® and ask questions about anything you don’t understand.

DAY 8 of 30: Home Buying Tips Before I Turn 40! 🎂

A low appraisal can put your home purchase at risk—and it may mean you have to bring extra money to closing. 😳

You found the house.
You made the offer.
Seller said YES! 😍

Then the appraiser walks in like…
👀 “Let me see what y’all paid for this thing.”

😂😂

An appraisal helps determine what the home is worth. If it comes in LOWER than your contract price, don’t panic! You may have options.

Moral of the story: Just because you fell in love with the house doesn’t mean the appraiser did too. 😂🏠
