As we step into 2026, the multifamily and commercial real estate markets are moving into a new phase—defined by price discovery, disciplined underwriting, and selective opportunity.

2025 was a year of positioning for the industry. Interest rates stabilized, bid-ask spreads narrowed, and capital became more deliberate. Despite a cautious environment, fundamentals remained resilient and experienced operators were able to transact with greater clarity.

The Texas multifamily sector is showing strong signs of resilience and growth, supported by favorable supply-demand dynamics and continued population and job inflows. According to Cushman & Wakefield, major markets like Austin, Houston, and San Antonio are moving toward balance as new construction starts slow down. In Austin, for example, new deliveries are projected to fall nearly 60% in 2025, which is expected to ease vacancy pressures and support rent growth. Similarly, San Antonio reported stronger absorption than deliveries in early 2025, with vacancies trending down, signaling improving stability.

Houston, too, is entering a turning point. As reported by the Houston Chronicle (drawing from RentCafe and CoStar data), new unit completions in 2025 are forecasted to be almost 38% lower than last year. This reduced supply, paired with consistent rental demand, positions the city for tighter occupancy and renewed upward momentum in rents. With Texas’ continued population growth, business expansion, and favorable regulatory environment, multifamily investments in the state remain well-positioned for long-term, stable returns.

The office sector is beginning to show real signs of stabilization. National availability has now declined for four consecutive quarters, pointing to a healthier balance between supply and demand. Forecasts for the second half of 2025 project nearly 25 million sq ft of positive absorption, a welcome shift after several challenging years.

In Dallas–Fort Worth, momentum is building—transaction volumes are up 14% year-over-year, with the Commercial Real Estate Activity Index at a three-year high, reflecting renewed confidence among investors and developers.

Meanwhile in Houston, leasing activity totaled 2.4 million sq ft in Q2 2025, bringing the year-to-date figure to 5.5 million sq ft. Nearly 41% of leases signed were under 10,000 sq ft, underscoring how small and mid-sized tenants are driving demand and reshaping the market with a focus on flexibility and growth.
