Designers are worth their weight in gold- seriously!! But, sometimes a designer isn’t in the budget. Or maybe you know exactly what you want! For those times- there’s .

I have now hired three different people on Fiverr for various remodeling projects and could not be more pleased the results. I think everybody who is undertaking a remodeling project should at least look into Fiverr, whether it be for ideas or to bring your own ideas to life.

I didnt’t get into staging to start a separate business. I got into is because I couldn’t consistently find staging that actually worked for the majority of my listings.

It was either very expensive, or it didn’t feel right for the house. As an agent- staging is often a non-negotiable for me, so I had to find a solution.

So, we (my staging partner and I) built something that supports what I’m already doing as an agent - clean, well-placed staging that helps buyers understand the space and makes the house make sense. It’s all in service of selling the house well.

Even as agents, we walk into empty houses and have to pause and think about how a space actually works.

Buyers on the other hand, often have decided if they like a home within the first few seconds of entering the space. They just feel what they see.

If a room doesn’t make sense right away, they move on.

Staging adds context to empty rooms and helps buyers see potential. And, minimally, it gives them a place to sit and experience the home for more than a minute or two!

I’ve had clients apologize for taking their time or for wanting to look at tons of homes- but they shouldn’t!

It might take a week. It might take months. Occasionally it takes a year!

The number of houses we see doesn’t really matter — what matters is whether the decision makes sense when you get there. And whether you get that knowing feeling in your gut when we see it ✨

There’s no timeline on getting it right. And, when you’re making one of the biggest decisions of your life, there’s no rush.

Filmed this from my car because this comes up in almost every buyer conversation right now.

SBISD vs HISD isn’t just a school conversation in Houston—it’s a budget conversation.

In some neighborhoods, crossing that district line can change your price point by hundreds of thousands.

And lately, with everything going on in HISD, people are asking more questions (as they should).

There’s no one-size-fits-all answer here. It’s about what you value, what you can spend, and what tradeoffs make sense for you.

If you’re moving to Houston and trying to make sense of it, I’ve got you.

Older homes in Houston have personality.

And by personality, I mean charm and warmth — along with original plumbing, creative additions, and a few questionable “updates.”

Most of Houston’s most popular neighborhoods are full of homes built before 1970 — so foundation movement, aging systems, and older electrical setups are pretty common.

The important part is knowing what’s typical for homes of that era, what’s been maintained well, and what actually needs attention.

It’s a lot less scary when you know what you’re looking at.

Inspection reports freak buyers out.

You finally find the house you love, get under contract, and then a 30-page report lands in your inbox with photos of everything that’s wrong with your dream home.

The reality is that no house is perfect — even new construction homes.

The job isn’t finding a home with a “clean” inspection report. It’s knowing what actually matters, what’s normal for the age of the house, and what needs to be negotiated before moving forward.

This is the part of the process where a little perspective and experience goes a long way.
