The most popular real estate question I've received this week is.... ❓"Hey Jamie! When is the best time to sell my home?"❓

I did little statistical digging and here is what I found.

📅Make sure to mark your calendars: according to a recent study delving into home sale trends, mid-April might just be the prime time for selling your house.

💲💲💲The study's findings indicate that sellers stand to pocket an extra $34,000 if they choose to list their homes between April 14 and 20. These dates were pinpointed through an extensive analysis of week-to-week listing metrics spanning from 2018 to 2019 and 2021 to 2023. (The study deliberately omitted 2020 data due to the significant disruptions caused by the COVID-19 pandemic in the housing market.)

🔑🔑Several key insights from past housing sales data contributed to the forecast for April 14-20 sales:

💲1. Home prices in April typically boast a 10.4% increase compared to the beginning of the year.
⬆️2. During this period, online views per listing tend to soar by 18.4%, with last year's statistics showing a remarkable 22.8% surge.
🛒3. Homes tend to fly off the market approximately nine days faster during mid-April.
⬇️4. The supply of homes on the market during the week of April 14 experiences a drop of nearly 14% compared to other weekly averages.
