The Houston real estate market is changing, and the latest numbers give us a clearer picture:

🔹 21.3% of active listings had a price reduction.

🔹 Median Listing Price: $359,000
Down approximately 1.6% compared to last year.

🔹 Active inventory increased 2.2% year-over-year.

🔹 Homes are spending an average of approximately 52 days on the market.

🔹 New listings decreased 2.6% compared to last year.

🔹 According to recent Redfin data, Houston homes are selling for approximately 97% of the asking price on average.

🔹 Only about 14.4% of homes sold above the asking price.

📌 What do these numbers mean?

They tell us that buyers are still in the market, but they have become much more price-sensitive and have more negotiating power.

Higher home prices + higher interest rates = a more difficult purchasing decision for buyers.

For sellers, it is important to understand that today’s market is different from what we experienced in previous years.

Pricing your home correctly from the beginning is more important than ever.

Overpricing a property may cause it to sit on the market longer and eventually require a price reduction.

At the same time, buyers have every right to be more selective and negotiate on price, closing costs, and other terms.

📊 The Bottom Line:

The Houston market currently gives buyers more negotiating opportunities than before, but that doesn’t mean buyers have disappeared.

The buyers are there… they are simply looking for the right home at the right price.
