I feel SO sorry for what she had to go through. 😩

Realtors — put it in your contract that your buyers’ new home is to be professionally cleaned before closing. And if you show up to the final walk-through and it hasn’t been done, don’t sign until it is!

No buyer should get the keys to their new home and immediately have to clean up someone else’s mess.

🚨 Don’t let a low interest rate be the only thing you look at. 🚨

I keep seeing posts showing brand-new homes with rates under 4%, and while those numbers are absolutely possible, there’s usually more to the story.

In many cases, it’s a new construction home where the builder is offering a temporary or permanent rate buydown as an incentive. Builders often negotiate financing incentives with their preferred lenders and factor those costs into their overall pricing strategy.

But here are the questions I’d be asking:

🏡 Is that rate fixed for the entire loan, or is it a temporary buydown that changes after a few years?
🏡 What will the monthly payment look like if the rate adjusts?
🏡 Are there HOA fees, MUD taxes, or other costs not being talked about?
🏡 How does the home’s construction quality compare to older homes? A brand-new house is exciting, but quality can vary from builder to builder.

A low monthly payment is great—but it shouldn’t be the only reason you buy a home.

As a REALTOR®, I always encourage my clients to look at the whole picture:
✔️ Loan terms
✔️ Builder reputation
✔️ Construction quality
✔️ Long-term costs
✔️ Resale value

Honestly all I wanted was this…
A patio, a glass of wine, good conversation with my family, and the kids playing together nicely for once 😂

No chaos. No fighting. No “mom watch this” every 3 seconds. Just a peaceful little moment soaking in this beautiful life we built 🤍
