The spring market is underway and if YOU are thinking of selling, there are 5 things that are detrimental in my opinion.
1 - Preparation is KEY. Gone are the days of listing a home in shambles only to get multiple offers. You need to absolutely prepare. Is your roof old? Are you having issues with your HVAC unit? That green wall right when you walk in? It’s time to take the emotion out and get your property in tip top shape. Spending a little up front can save you thousands down the road.
2- Price is KEY. This market is unique in that there are homes that are going under contract with multiple offers, while others are sitting on the market. It’s not the time to test how high we can list.
3 - Exposure is incredibly important, especially when you are not the only home listed in the neighborhood.
What is your realtor’s plan for maximizing your exposure, besides listing it on the MLS?
4 - Fluidity. What do I mean? It’s important to be flexible and keep price and marketing as something that is fluid and constantly evolving. We have no control if your next door neighbor lists their home, or if rates creep up again. We have to consistently make adjustments and price according to the market we are in.
5 - What is your REALTOR® doing to market your listing? Besides listing it in the MLS, is your REALTOR® going a step further and creating content for the listing, hosting open houses, pushing it on their social media?
