Happy National Dog Day to my JoJo! 🐾❤️

This boy is SO much personality 😂 The most joyful, ball-loving dog I’ve ever met and the perfect mix of sweet, stubborn, feisty, and ridiculously cute.

He’s my shadow, my spoiled puppy, and my little fake bodyguard who genuinely thinks he’s protecting me… unfortunately, he scares absolutely NO ONE and NOTHING. 😭

My spider killer, acrobat , plastic bottle chaser, ball-obsessed goofball, and professional troublemaker.

My silly little boy brings so much joy everywhere he goes. ❤️🐶 I wouldn’t trade my little menace for anything!

Two years in the making… and WE DID IT! 🏡✨

When I first connected with this sweet family from Charlotte, we started talking about their dream of making the move to Cypress, Texas. Fast forward through lots of planning, patience, a few twists and turns, and some serious transaction gymnastics… they’re officially HOME! 🎉

This one had some complexities, but their lender and I were NOT about to give up on them. We worked through the details, negotiated strategically, and structured the transaction in a way that ultimately got them over $15,000 in closing cost assistance PLUS a below-market interest rate - the kind of rate I’m not sure we’ll be seeing again anytime soon. 👀

And now they get to call one of Cypress’ most prestigious neighborhoods home, with a beautiful, HUGE house and A+ schools for their family. 🥹🏡

The best way to decide between Houston suburbs before you buy isn’t asking which one is “better.”

It’s asking which one fits the way you actually want to live.

Here’s what I walk my clients through when they’re stuck between the two:

Katy: more established master-planned communities, tons of shopping + dining, great amenities, top-rated schools nearby, and a little more of that “everything I need is right here” suburban feel.

Cypress: more space for your money in many areas, newer communities, parks + trails, highly rated schools, and a quieter suburban feel while still having access to Houston’s major corridors.

Now ask yourself:

What do I want my everyday life to look like? What does my budget realistically get me in each area? How much does my commute matter? Do I want to be closer to certain parts of Houston? Am I thinking long-term or planning to move again in a few years?

Because the “better” suburb is really just the one that makes the most sense for you.
