You inherited a house.

And suddenly everyone has an opinion about what you should do with it.

Keep it.
Rent it.
Fix it up.
Sell it.
Sell it as-is.

The problem is, any one of those could be the right answer.

And choosing the wrong one can cost you a lot more than you might expect.

After nearly 20 years in real estate, I’ve seen families make expensive decisions simply because they felt like they had to decide quickly, or because they followed well-meaning advice before understanding all of their options.

I made this video to walk through the biggest mistakes I see families make after inheriting a house, and how to think through the decision before making one you can’t easily undo.

A homeowner called us ready to sell his house.

After hearing his situation, I told him something he probably wasn’t expecting:

Don’t sell it to us. Rent it out.

We buy houses, so obviously we could have made money buying his.

But selling wasn’t the best decision for him.

And that’s the problem with the whole “Should I sell or rent my house?” debate.

There isn’t one answer that works for everyone.

For some Houston homeowners, keeping the house could be a great long-term financial decision.

For others, what looks like $2,400 a month in rental income can look VERY different once you account for the expenses and tax consequences most people overlook.

So how do you know which one you are?

I made a video walking through exactly how I’d make the decision, including the questions I think every homeowner should answer BEFORE turning their house into a rental.

$2,400 a month in rent sounds pretty good.

But how much of that $2,400 do you actually KEEP?

That’s where a lot of homeowners get the sell-vs-rent decision wrong.

They look at what their Houston house could rent for, compare it to the mortgage payment, and think:

“Why would I sell it? I can rent it out and let someone else pay the mortgage.”

Maybe.

But the rent you see online is the gross number.

Vacancy. Repairs. AC replacements. Property management. Leasing costs. Insurance. And a property tax bill that can look very different once the house is no longer your homestead.

Suddenly, a rental that looked great on paper may not look quite as attractive.

Or, after running ALL the numbers, you might discover that keeping it actually is the better move.

I made a video showing Houston homeowners how I’d work through this decision, including one simple question that can make the answer surprisingly clear.

Thinking about renting your Houston house instead of selling it?

Most homeowners start by asking which option will make them more money.

I think that’s the wrong question.

There’s another question I ask that can usually tell me in about 10 seconds whether someone should seriously consider keeping their house as a rental.

But there are also two things most homeowners don’t think about before moving out:

One can significantly change your property tax bill.

The other starts a clock that could eventually turn what might have been tax-free profit into a five-figure tax bill.

And neither one is obvious when you’re simply comparing your mortgage payment to what the house might rent for.

I made a new video breaking down the numbers specifically for Houston homeowners, including when I think renting IS the better choice.

The worst Houston real estate move isn’t selling.

It isn’t staying.

It’s not knowing.

When life changes, the house has to do a job.

Relocation.
Divorce.
An inherited property.
Downsizing.
A growing family.
A payment that no longer feels comfortable.

In this market, guessing can get expensive fast.

You have 4 realistic options:

1. Sell now and price honestly

If the house is in good shape and your timeline is flexible, listing with a good agent may get you the best result.

If the house needs repairs, privacy matters, or you need speed and certainty, a direct sale may be the better tool.

2. Stay and wait

If the home still fits your life and the payment still works, staying can be the smartest move, especially if you have a low rate.

Waiting only works when the house still works.

3. Rent it out

This can be a great middle path, but only if the math works after mortgage, taxes, insurance, repairs, vacancy, and management.

Don’t become an accidental landlord on hope.

4. Attack the carrying costs

Shop insurance.
Protest property taxes.
Watch refinance math if rates move.

Sometimes the answer isn’t moving. It’s making the house cheaper to hold.

None of these options are automatically right.

The right move depends on your numbers, your timeline, and what your family needs next.

Before you decide, get clear.

Pull your mortgage statement, insurance renewal, tax bill, realistic sale number, and realistic rent number.

Once you know where you stand, the decision gets a lot less emotional and a lot more manageable.
