This isn’t footage from a new-construction inspection — but it’s a great example of why I tell buyers that new doesn’t automatically mean done right.

A home can be brand new and still have things that were missed, installed incorrectly, or need correction.

That’s why I recommend having your own independent inspection — yes, even when you’re buying new construction.

The inspection isn’t about assuming something is wrong. It’s about having another trained set of eyes looking out for you before you close.

Not every real estate decision starts with a FOR SALE sign.

Sometimes it starts with a question.

Should I sell now or wait?

Should I make repairs first—or sell as-is?

What is my home actually worth?

What happens if I inherited a property?

Can I find my next home before I sell this one?

And sometimes the smartest decision is to do absolutely nothing right now.

That’s why I believe good real estate advice shouldn’t start with, “Are you ready to list?”

It should start with, “What are you trying to accomplish?”

My grandson gave me this Snoopy cutting mat a long time ago.

His mom told me that when he saw it in the store, there was just no going on without it ~ he HAD to get it for Nini. ❤️

And all these years later, I still use it.

Every single time I pull it out, I think about that little boy standing in the store and deciding that his Nini needed a Snoopy cutting mat. 🥹

It wasn’t about how much it cost.
It was out of pure love.

Yes, I know it should be retired but there are times I feel the need to get it out and use it…. I can still hear the excitement when he gave it to me just like it was yesterday.

But that’s the funny thing about gifts from the people we love…

Sometimes the smallest things become the biggest treasures. ❤️
