This morning I was privileged to speak on behalf of the Houston Association of REALTORs Montgomery County Political Action Advisory Leadership, myself as Broker/Owner of STATE 28 Real Estate, and prospective first time homebuyers hoping to purchase in MoCo.
On the agenda, Commissioners were tasked with approving new guidelines for development which included increasing the required lot width from 40ft minimum to 50ft minimum. While the City of Conroe previously implemented this restriction, its inclusion county-wide was strongly opposed.
Representatives from multiple builders, developers, and the Greater Houston Builders Association, stepped up to the mic for public commentary.
The biggest concern highlighted was affordable housing. While it’s possible to build a $2M home on a smaller lot, as seen in parts of the Woodlands, no builder can justify building a $300K home on a larger lot. Increasing builder minimum cost per unit would thereby reduce attainable options within MoCo for many.
Given that MoCo is already working through infrastructure issues such as costly water in some new developments, paired with the higher tax required to cover the initial setup for new roadways and drainage, it makes more sense for MoCo to consider each development on a case by case basis, with regards to allowing sections with lots less than 50ft wide, rather than imposing a blanket restriction.
I was able to share that while I continue to be a top producer in MoCo, I have become a top producer in Waller County too. As I work hard to educate my first time buyers on budgeting for their new homes beyond their monthly mortgage payment, many have opted to move to the Waller / Hempstead area instead of MoCo. These include kids that I coached in little league through the Magnolia Youth Football Association, now college grads, starting their careers, and wanting to start their families near their parents.
Let me just say I love where I live in MoCo and the genuine rural communities that stretch across MoCo, Grimes, Waller, and even Harris County. I’m all about helping my clients determine the best fit for them, period.
Anyway, the good guys won today 🏆
After extensive public commentary, Commissioners voted to remove the 50ft minimum lot width from the new guidelines approved at this time. 🙌🏼
