Some positive housing news….Existing-home sales unexpectedly accelerated to their fastest pace of the year, reaching a seasonally adjusted annual rate of 4.17 million units.
Despite climbing mortgage rates and record-high home prices, buyers flooded the spring market to scoop up available inventory.The recent housing market activity reveals a complex, shifting landscape across the U.S.:

Sales Rebound: Sales rose 3.2% from the previous month and were up 3.2% compared to the same period last year.

Record Prices: The U.S. median sales price surged 1.3% year-over-year to $429,300, marking an all-time high for May.

Buyer/Seller Mismatch: While demand is pushing sales volume to yearly highs, a growing number of homeowners are pulling their properties off the market.

Nearly 5% of listings were de-listed in a recent month, the highest share in years, as sellers struggle to meet their price expectations in an unpredictable economy.

Inventory Levels: There are roughly 1.55 million unsold homes nationwide, which translates to a 4.5-month supply. This remains below the 5- to 6-month supply historically considered a balanced market. -ABC news
