If your mortgage payment changes after the first year, it usually is not your interest rate changing.

Most of the time it is your escrow account adjusting.

Your monthly payment includes more than the loan. It also includes property taxes and homeowners insurance. Those two items can change every year.

When taxes or insurance go up, the escrow account adjusts to cover the difference. That can raise the payment even though the loan itself stayed the same.

This catches a lot of homeowners off guard the first time.

What actually helps:

Property Taxes
File your Texas Homestead Exemption and protest your value if it increases. That can reduce the tax portion of your payment.

Insurance
Shop your homeowners insurance every couple of years. Premiums move around a lot and many homeowners overpay simply because they never check.

Completely normal situation. Just one of those things nobody explains clearly when you buy your first home.

The U.S. housing market will finally turn the corner in 2026, with a double-digit increase in home sales supporting a 4% increase in home prices, according to new predictions from the National Association of Realtors®.

“Next year is really the year that we will see a measurable increase in sales,” Yun said on Friday at a NAR conference in Houston. “Home prices nationwide are in no danger of declining.”
