The Woodlands Market Update for January 2023

While January is historically a slower month for real estate, we are starting to see an uptick in showing requests for properties currently on the market. With an average sales price down 25% from January of last year, and an average price per square foot down 12%, there are great deals to be had for buyers. Additionally, the average time on the market is down 5% (24 days), meaning that properties are selling faster than they were this time last year. Part of this may be due to accurate pricing and quality market analysis by the agents and sellers, so it's important to get a realtor who is up to date with current trends.
